There's a whiff of pork in the air on Chabanel

Why has a 4-year-old plan to revitalize Chabanel St. suddenly become a matter of urgent concern and bustling action for the Tremblay administration?

 

This week residents and business owners in Ahuntsic were suddenly treated to details of a revitalization project that has been in the works for years. Suddenly the project is on the front burner.

 

In all, $17 million will be spent on breathing new life into the L'Acadie-Chabanel area. Chabanel St. in particular is to be revamped to make it more beautiful by erecting new lampposts, more environmentally sound by planting more trees, and safer by adding crosswalks. A once-lively district, historic home to the city's once-bustling but now mainly departed needle trade, is to be perked up.

 

That's nice, but why Chabanel? Why right now? Could it be that the Sept. 21 municipal by-election, to replace the late city councillor Pierre Lapointe, is behind the flurry of announcements? Opposition politicians think so, and it's hard to disagree.

 

In the fine tradition of pump-priming political manipulation, it is being said, Montreal Mayor Gérald Tremblay is indulging in some selective road paving.

 

It puts you in mind of Maurice Duplessis, Quebec premier during the province's dark days when people knew that voting the right way meant the difference between having their road paved and having the asphalt end at the riding border.

 

City hall opposition leader Benoit Labonté told La Presse that he was happy for Ahuntsic residents, but "disappointed" for other Montrealers not lucky enough to be having a by-election.

 

For his part, Projet Montréal leader Richard Bergeron accused Tremblay's party of trying to deflect voter annoyance at the mayor's party having moved the borough offices to Chabanel St. by pretending - after the fact - that the move was actually part of the revitalization strategy.

 

One person who works on Chabanel St., François Paquette, was blunter, "It's pork-barrel politics," he told us.

 

Decisions on what areas to revitalize should not be driven by politics. True, this area was slated for improvements several years ago, in a bid to resurrect the garment industry, which was been in free fall. But now the city might as well try to revive the buggy-whip industry.

 

If the idea behind the revitalization is to promote greater diversity and more prosperity, we are not at all convinced that this really is the best place to spend the money. Montreal has, sadly, quite a few more rundown areas than it has by-elections.

More than 100 influential representatives of the real estate industry gathered today at a luncheon which took place at 433 Chabanel for the presentation of the "New Chabanel...design unlimited", a project developed by Groupe Dayan. Guests were invited on a tour of newly-renovated spaces already occupied by recent tenants. Combining commerce, creativity and lifestyle, the project brings together coffee shops, boutiques, office spaces, lofts and a variety of multi-purpose areas, in the heart of this district rich in commercial heritage.

 

The "New Chabanel... design unlimited" comprises five buildings situated along Chabanel Street, including 99, 125, 225, 333 and 433, where the most important cluster of Canadian leaders in the fashion and design industry are already established. Many more blue-chip names of the fashion and design

industry are expected to join them shortly.

 

The "New Chabanel... design unlimited" project is intended to optimize the value of the existing real estate infrastructure which already boasts a rich history in the North-American fashion industry. The project was inspired by the latest trends in technology and design and is guided by a mission to respect fundamental principles of sustainable development. To make it a reality, Groupe Dayan recruited experts in the field of sustainable development to ensure that the project both respects the most recent environmental standards as well as maintains its heritage value. For example, it features the installation of sophisticated, high-tech systems that control lighting and heat and help to minimize energy consumption. 433 Chabanel possesses one of the largest green roofs in Montréal.

 

According to M. Albert Ezerzer, Vice-President, Operations of Groupe Dayan, "Despite the economic difficulties presently experienced in the real estate industry, we are convinced of the value of the "New Chabanel" project and of the positive impacts it will have on Montréal." He specifies that the "New Chabanel" promises to be one of the most dynamic and exciting commercial districts and remain a focal point in fashion and design in Montréal and internationally."

 

Furthermore, the City of Montréal and the Ahuntsic-Cartierville Borough are contributing to the revitalisation of Chabanel with an investment close to20 million dollars of which the first phase has already been initiated.

Ohh, les premières images date un peu mais les dernières je ne les avais pas encore vus, je travail au coins L'Acadie Chabanel, ils ont terminé de faire les feux de circulation et ce qui est sous-terrain, l'une des batisse a déjà sa facade défaite pour etre refaite. J'ai vraiment hate que ce coins soit revitaliser, il en a grandement besoin ça devenait abandonné. Ça pourrait devenir un mini-downtown du nord avec la gare et le marché central. C'est suposé etre le quartier de la mode mais pour l'instant ça fait dure et pas trop design. hehehe

Nice to see they plan on giving these buildings a much needed Facelift!

 

Hope this happens. The Fashion industry in Montreal is losing ground to Toronto. We need to invest to make sure we remain one of the important fashion centres in N-A.

C’est pas en rénovant des facades de building qui appartiennent à des rois de la guenille que l’on va aider ni encourager l’industrie de la mode.

 

On l’as vu dans le cas du multimédia/jeu video, c’est pas les immeubles qui sont responsable du développement de cet industrie mais bien les crédit d’impôts.

 

Ca va etre beau si c’est fait au complet, mais ce n’est pas ce qui va encourager cette industrie.

C’est pas en rénovant des facades de building qui appartiennent à des rois de la guenille que l’on va aider ni encourager l’industrie de la mode.

 

On l’as vu dans le cas du multimédia/jeu video, c’est pas les immeubles qui sont responsable du développement de cet industrie mais bien les crédit d’impôts.

 

Ca va etre beau si c’est fait au complet, mais ce n’est pas ce qui va encourager cette industrie.

 

Je dois dire que c'est tout un défi de faire looké design des edifices aussi obèse. La première fois je suis venu dans ce secteur et que j'ai su que c'était la «cité de la mode» je me suis dis y pas de quoi etre fière ça doit juste faire du linge pour Mod coton ou CPC. Laissez-moi dire que la plupart des gens qui travail dans ces édifices en on rien à faire du design de mode, c'est juste une job dans le textile. Tout ça pour dire que y a du chemin à faire pour rendre cet endroit moyennement branché...Pour l'instant y'a rien à voir là.
