PJC moved across the street, polyclinique moved further down on Dollard, centre gynécologique moved next to the PJC on Champlain.

yep.....for sure its going to be rental with a large footprint

This is such a strange location: I grew up in LaSalle and the electrical towers/tracks signal the end of the the commercial area of Dollard. The site is surrounded on three sides by unpleasant views: to the north, tracks and power lines, to the west, Salley is a kilometre of bland industrial buildings, and to the east you have a view of the city's water filtration plant. True, you are close to the bike path on the aqueduct (bike path in the picture alludes to it), but from the project you would have to cross La Vérendrye which is basically an urban highway. The location sounds good on paper so it might attract buyers who don't know the area.

The noise is awful (traffic on dollard, fire department, ambulances)  also very close to electrical pillars.... if salley street changes vocation to become residential it could be ok for residential development if not,    institutional or commercial would be a better choice.    Hospital, Library,  2 Arenas and sports complex, 3 elementary schools french and english,  many stores and clinics,  light industrial zone with many jobs,  bike paths, parks and public transit are within a 5-10 min walk.     Basically, you don't need a car and the fact that it would be built next to the aqueduct  and electrical pillars would give it unblocked views and breathing room.

Good points and I like your idea on Salley: if they changed the zoning it could end up being like the transformation in NDG on De Maisonneuve. De Maisonneuve used to be light industry from Decaire to Cavendish but over the past few years, close 50% has been transformed (or is being transformed) into condos, adding to density and changing the feel of the area from industrial to residential.

Also, the tracks behind Salley have been removed so the space next to the electric pillars could be made into a bike path that could connect to Angrignon Park.
