The Sun Life was inaugurated in 1933 and thanks to the Dominion Square we can still admire its beauty and elegance 87 years later.

The other odd part is the city mandating that $400k a year be donated to the church annually.  Who came up with that number and wouldn't that typically be an agreement between the church and developer?  Is this type of condition within the city's mandate to impose when reviewing a proposed real estate project?

I don't think the city imposed the donation. Rather, the developer seems to have come up with the idea to convince the city (and the church) to approve the project. The only thing the city is doing here is asking the developer to show its good faith and willingness to keep its word by making it "more" legally binding.

Je crois que personne ne dit que cet édifice n’est pas important. Tu as d’ailleurs comme interlocuteur un énorme amoureux du patrimoine architectural. Sauf qu’ici il n’est pas question de le défigurer par une rénovation irrespectueuse (comme pour la Place Bonaventure) ou de le démolir (comme le Architects’ Building), mais de construire un autre édifice de l’autre côté de la rue.

Le fait de bloquer la vue d’une tour en verre me semble un argument peu valable pour empêcher la construction d’une autre tour en verre.

C'est sur, sauf qu'un promoteur ne peut pas acheter n'importe terrain, le zonage limite pour beaucoup. Les terrains vacants à haut potentiel de développement dans les alentours du quartier chaud en développement (autour du Centre Bell) sont tous presque entièrement occupés. 

Si le promoteur voudrait le relier au RÉSO il pourrait car le tunnel qui relit le métro Bonaventure à la tour IBM est sous l'avenue des Canadiens-de-Montréal.

C'est sûr que c'est pas un terrain avec un facilité à construire et un emplacement standard, à cause de l'église et de son emplace qui cache une des icônes de Montréal. Cependant il serait bon de savoir quel sont les objectifs de la ville, par rapport au vue sur les grands bâtiments existants, car on s'entend que la tour de BMO va cacher la tour de la Bourse, et que n'importe quel tours au sud du 1000, va avoir un impact dessus.
