La succursale La Baie des Jardins Dorval fermera ses portes dès le début du mois de septembre. D’ici là, le magasin devient un centre de liquidation.

«Bien que ces décisions soient difficiles, elles sont les bonnes pour notre entreprise et reflètent les préférences des clients», a indiqué par courriel la directrice des communications du détaillant, Tiffany Bourré. La population du secteur devra désormais se rendre à Pointe-Claire ou au Carrefour Angrignon pour magasiner chez La Baie.

L’entreprise n’a pas voulu divulguer le nombre d’emplois qui seront perdus à la suite de la fermeture. Ceux-ci se verront offrir une entente de cessation d’emploi ou un transfert vers d’autres succursales du groupe.

«Nous nous engageons à traiter chaque associé avec respect et équité tout au long de ce processus», assure Mme Bourré.

Il s’agit de la troisième fermeture cette année pour la plus vieille entreprise du Canada, qui a cessé l’exploitation de ses magasins d’Edmonton et de Winnipeg.

Au Québec, six centres commerciaux, dont les Jardins Dorval, ont poursuivi l’entreprise pour défaut de paiements de loyer.

Project of the week: Square d'Orval

 

With the arrival of spring, Dorval will soon be welcoming the launch of a brand-new neighbourhood at the heart of the community.

A six-phase, mixed-use development with a total of 1000 rental and condo units that’s being built on the site of the vacant parking lot south of Carson Ave., Square d’Orval is geared to become a new, vibrant gateway to the City of Dorval.

“It’s a transit-oriented development with access to various means of transportation,” says Glenn Munro, the North American Development Group’s (NADG) partner for Eastern Canada, “and it’s going to enhance the environment, especially with the green space.”

Project owner and developer NADG has been active in the development, acquisition, redevelopment and management of shopping centres, mixed-use projects and residential developments across Canada and the United States for the past 45 years.

They have achieved successful integration of their endeavours through building strong relations with the communities they serve. Ever since the NADG first acquired Les Jardins Dorval in early 2019, communication with local residents has been a top priority.

Square d’Orval offers a wide variety of studio, one-, two- and three-bedroom condos, apartments and 55+ rentals to choose from. SUPPLIED.

“The public consultation process was extensive and included a lot of feedback from residents, which resulted in an extreme amount of care being taken during the planning stages of the project,” explains the NADG’s vice-president of development for Quebec, Sylvain Forté.

“In addition to transforming the outdoor parking lot and dedicating nearly 55 per cent of the land to green space, we are providing our neighbours with a setback of 25 metres that will be transformed into a municipal park, on the west side of the development. The setback far exceeds what was required by the municipal bylaw.’’

Neighbourhood

Ideally located in Dorval’s gateway at the intersection between the airport and Lake St-Louis — as well as near the future Réseau express métropolitain (REM) light-rail station that was recently announced for Montréal-Trudeau Airport — Square d’Orval will not only be surrounded by a vast amount of green space and the adjoining shopping centre, but also include a retail offering at the base of the towers, all of which are centred around a pedestrian-friendly square with a park-like setting.

“We plan on recreating the kind of street-level shopping that used to exist in Dorval by incorporating retail shops into the ground-level of some of the towers, especially the ones on Dorval Ave.,” Forté says, “which will contribute to the life and dynamism in the neighbourhood.”

Architecture and design

With award-winning firm Provencher_Roy tasked with both the architecture and interior design for the high-rise project, Square d’Orval is sure to not only provide the most outstanding, unobstructed views of the lake, mountain and downtown Montreal, but also to integrate into the urban landscape seamlessly.

“The architecture was conceived in order to break up the verticality of the buildings with different forms, materials, masses and volumes that de-emphasize their height. Each building has a similar language but they’re all different, so they work harmoniously together while still expressing their own individuality and function,” Munro explains.

“The project has six towers that range from eight to 16 storeys. By building high, we’re able to dedicate a much larger portion of the outdoor space to greenery and landscaping.”

Units and amenities

With a wide variety of studio, one-, two- and three-bedroom condos, apartments and 55+ rentals to choose from, Square d’Orval will appeal to a variety of residents from the West Island, Dorval and Montreal.

In addition to a large outdoor pool complex with a resort-style setting, a garden and a play area for children, the mixed-used development will also have extensive indoor amenities such as pools, gyms and yoga rooms as well as a half-court for basketball.

Each phase of the project will also have its own themed sky lounge as well as a lobby lounge with intimate, socially-distanced areas for both coffee and working.

1,200 underground parking spaces for residents as well as 50 parking spots outdoors, on ground level for local shoppers, complete the offer.

The existing mall, Les Jardins Dorval, will continue to operate as a shopping centre and will update and enhance its retail offering in the coming years.

Breaking ground

The first three phases of the project geared towards active living will be dedicated to rental apartments for residents aged 55 plus, and will share amenities. Groundbreaking for the first 14-storey tower is slated for the beginning of June, with subsequent phases following in sequence.

Half the lot is fenced off and they've driven piles in nearly around the hole fenced off lot. Digging should begin shortly I would assume, I'll try to take pictures next time I drive by.

Wow thanks, I haven’t been to the south side of the Circle (ave. Dorval) since before the 20 was closed over it.

J'avoue que ce projet me plait pour plusieurs raisons. Premièrement il contribue à regénérer une partie du centre commercial en lui ajoutant une importante composante résidentielle et en verdissant certains espaces aujourd'hui asphaltés. C'est un TOD donc par sa densité il répond aux exigences dans ce genre de projet qui sera desservi par le REM. La facture des édifices proposés et leur façades texturées sont déjà une amélioration en comparaison du style générique si commun à Montréal.

Bien situé près de l'Avenue Dorval et à courte distance de l'aéroport YUL, il pourra attirer une clientèle d'employés de  l'industrie aérienne qui pourrait même faire du transport actif pour se rendre au travail. Un avantage que j'aurais sérieusement considéré à l'époque durant ma longue carrière à Air Canada. Surtout qu'avec le REM il sera facile de rejoindre en quelques minutes le centre-ville et tous les sites d'intérêt sur l'ile.
