I find these statements interesting in their promo.They possibly reveal the direction this project is taking, namely making 'la rue Parthenais' the primary entrance/meeting place for the project, rather that opening up to the multiple lanes of cars on av de Lorimier,  and the Gay Village to the west of the bridge. Prevel probably wants to keep it local, and not try to compete with the Mach & Molson bigger box businesses.

Making Parthenais a central character is a way of opening up to the Sainte-Marie district in a more inviting urban scale kind of way, rather than turning its back to it. There are also historical reasons for it (see image/text from PM doc) . If they want to make use of, and preserve the view of the bridge visible from as high up as Sherbrooke Street, in line with la rue Parthenais this is the way to go.

It also takes advantage of one of the interesting spots for viewing the fireworks and people pour down this street for every fireworks, and it is just a little up the street from the VIllage au Pied-du-Courant. Both events/spaces are mentioned in their promo, besides placing the project à l'angle des rues Parthenais et Sainte-Catherine

They could create a green public space along this axe of the project that would would also act a setback to preserve the view of the bridge They would in essence be 'recreating' le Square Parthenais. They could take advantage of the space by adding  lower scale buildings that could house a market, food stands, terraces as well as a water feature to keep the square animated and maintain its draw potential. Anyway, this is my theory...
