City has no place regulating speculation. And also, what happens if the city accepts a project, the developer demolishes the building and then doesn't build. Thus has happened before with the Spectrum....

Absolutely no mention that the building is a decrepit lump of nothing which NO ONE on the federal or provincial sides wanted to keep around.

I totally respect the city planning department, and politicians are allowed to change their mind, but zoning processes should not take into consideration "current market conditions" when the downtown node is supposed to be the nexus of business competition. why exactly should the city care if another office tower gets built and attracts tenants from other towers or elsewhere? who is to say it even will be constructed when other superior projects are still on the sidelines. who are they trying to protect, and if so, why are they doing it?

 

lets just keep in mind that city politicians and bureaucrats are not playing sim-city trying to build some idyllic downtown, and in fact ACPNC, the land does not belong to the city but to private individuals and corporations. These are real dollars invested, and although there is tremendous risk in development, the process involved needs to be far more predictable to ensure more investors are attracted to the city. To believe for a minute that government cannot be a positive or negative agent of change is bullshit, there are hundreds of companies who refuse or refused to establish in QC while everyone knew we had corrupt officials at the highest levels.

 

I am not suggesting that Bergeron has been corrupted, but clearly the lobbying group of heritage activists, existing property owners and others have effectively changed his mind starkly in a rather unusual way. This begs more questions, not round-about defenses.

 

Well said, I completely agree! The gov't in this province is already involved in our lives (more than it should) It has no place in the real estate market!

Maison Alcan project put on hold

The plan to build an office tower next to the iconic Maison Alcan has been put on hold and opponents are hoping the delay will be permanent.

 

The hold is to allow the city to further assess downtown vacancy rates.

 

The project was met with dismay by admirers of architecture.

 

“People from all over the world came to see it,” said Adrian Sheppard, a professor emeritus of architecture at McGill. “All our students used to go see the Alcan project.”

 

“Putting a 30-story tower on top of Maison Alcan was not really a way to send a message of development a-la-Montrealaise,” said Heritage Montreal Policy Director Dinu Bumbaru.

The Maison Alcan, formerly known as the Winter Club, was designed in 1912 by William and Edward Maxwell, the same architects who designed Montreal’s Museum of Fine Arts and the Birks building.

 

It opened in 1913, housing what would later become Skate Canada. In 1932, it would host the World Figure Skating Championships.

 

In 1943, the federal government took over the building as part of the war effort, dubbing it the HMCS Donnacona.

 

While a 1996 report of federal heritage building said that “Any surviving early interior finishes should be documented and preserved and incorporated in future work,” the building was sold in 2008, losing its heritage designation.

 

The new proposal calls for everything but the façade to be torn down, a plan that Sheppard dismissed.

 

“Hold hands with the old building,” he said. “Don’t punch it in the face.”

Ce projet n'a rien à voir avec le cirque du soleil. C'est juste Guy Laliberté qui à titre personnel veut investir dans l'immobilier.

Puisque G. Laliberté détient encore 10% du CdS, qu'il est encore sur le C.A et que le Siège demeure à Montréal, je crois que même si M. Laliberté inverti dans l'immobilier ce ne sera pas pour louer ou revendre à des producteurs de Yogourt, mais au milieu culturel québécois.

Je ne vois pas pourquoi Laliberté irait au QdS? Le concept de propriété sonne-t-il une cloche ? Il ne veut pas construire une tour derrière la Maison Alcan par caprice! C'est pcq le terrain lui appartient, et tout ce qui vient avec!

 

Maintenant, pour qu'il aille dans le QdS, il faudrait qu'il revende toute la patente (trouver un acheteur pour ça, pas facile), puis qu'il négocie pour acheter le terrain du QdS dont on parle, pis qu'il relance un processus pour une construction.

 

Franchement, les hystériques du patrimoine nous ont fait perdre un beau projet ici. Il n'y avait RIEN pour déchirer sa chemise. Rien. Pure exagération. Pendant ce temps, ils se ferment la gueule sur tant de bâtisses pas hautes, qu'on remarque pas, mais qui sont d'une banalité assommante.

 

Ils sont en train de désservir notre ville au plus haut point. Ils ne mènent pas les bonnes batailles. Triste et pathétique.

Il n' y a personne qui contredit le fait que ce terrain lui appartient.

 

Personne ne nie le concept de propriété. Bien que le terrain Maison Alcan est propriété de Laliberté, et qu'il peut légalement en faire ce qu'il veut, pourquoi ne le fait-il pas?

 

Il est clair qu'il est sensible aux enjeux d'urbanismes et à l'impact d'un tel investissement.

 

Mon point est de souligner l'importance de la canalisation des effectifs et des ressources, (bien que pas le bon feed) pour la Tour QdS. La Tour proposée par Laliberté, que l'on le veuille ou pas, aurait hébergée une partie des effectifs du milieu culturel, alors que le quartier des spectacles nécessiterait et serait l'endroit tout désigné pour un tel investissement.

 

On est pas sur un blog de gestionnaires de propriété, et d'actif mais sur un forum qui fait la promotion de développement immobilier et d'urbanisme car les deux vont de pairs. L'avons-nous oublié?
