There are enough Hotels in Montreal downtown.

Actually there are already TWO hotels around the square (Birks and Le Square Phillips Hotel & Suites), in addition to he very nearby Renaissance Hotel. But this is the epicenter of Montreal, so we can have more hotels without a problem. A mix-use project with a hotel, condos and rentals is an excellent thing.

The Queen Elizabeth actually lost some rooms after the renovations. People want more culinary experiences and banquet spaces. Hotels need to have something to differentiate then from AirBnB.

Seriously? you've got to be kidding right? So there can't be another hotel downtown because there's a hotel across the street? The market is expanding, there is a demand for hotels and perhaps this means another high-end hotel. This means more rooms for tourists and it generates a lot of money for the city as well. Clearly, there aren't enough hotel rooms in downtown Montreal since they're building more and occupancy rates are always about 75-80%+, which means there's demand.

The luxury hotel sector now limits room count to 150-200 max for new hotels unless it's a convention center hotel.

The number of tourists is increasing every year (and China/Japan are just starting to discover our city) and vacancy rates continue to decrease. Just because there is a small hotel nearby doesn't mean that there isn't a need to increase the offer. 

Owner of the hair salon answering to the hairdresser:  you know what, i can rent you a chair but bring your own customers.

At the end, it is going to kill the business because you create an internal competition.
