J’ai fait une petite étude de faisabilité pour des bureaux dans la tour durant les années 1990 et je me rappelle que les principales contraintes étaient les suivantes :

 

1) les fenêtres étaient trop hautes et il ne semblait pas possible de les agrandir, de sorte qu’il fallait rehausser les planchers (les hauteurs libres étaient suffisantes).

 

2) l’accessibilité pour des bureaux était ralentie par le fait qu’il faut d’abord prendre des ascenseurs verticaux jusqu’à un certain niveau pour ensuite prendre le funiculaire en montée diagonale. Ce problème est inhérent à la conception et malgré les travaux récents sur certains ascenseurs, je ne crois pas qu’il puisse se régler.

 

La tour me semble cependant assez indiquée pour des bureaux gouvernementaux. On s’est plaint sur le fil de l'Ilot Voyageur que le gouvernement du Québec n’a pas d’immeuble phare à Montréal, ce pourrait être celui-là. On parlait de 210 000 pieds carrés d’espace dans la tour à l’époque.

 

Puisqu’on a parlé en ces pages de copropriété divise, je crois qu'en plus des contraintes physiques importantes, les contraintes juridiques et de marché rendent un tel usage contre-indiqué : les acquéreurs achèteraient un ensemble dont les couts futurs d’entretien sont difficiles à départager entre les utilisateurs de la tour et difficiles à anticiper.

j'aimes aussi l'idee; j'ai tjrs cru que ce secteur devrait etre "converti" en complexe sports & sciences de montreal. avec le planetarium et les autres musees natures, la clinique de medecine sportive, le stade saputo et euh ah oui l'autre de 70000 places a cote avec ses autres installations olympiques annexees, c'est presque "naturel" qu'il en soit ainsi. (sauf que je veux dire, on pourrais le declarer officiellement et en faire ainsi la promotion).

 

en plus, on oublie souvent que c'est le site de nos jeux olympiques .. pas rien, quand meme. a mon avis, le coin meriterais une petite cure de beaute.

The Olympic Stadium is a real landmark and is by far the most unique and best looking stadiums in North America. It needs to be upgraded and the roof needs to be replaced in order for it to be able to hold events like the Auto Show as it once did.

 

Now that it has been paid off, it would be a good idea for Montreal to host the Olympics again and use the Stadium for events, after it has been renovated of course.

 

The Allouettes should also be playing their games there instead of at the run-down McGill Stadium, which is always being expanded beyond it realistic capacity.

 

Realistically, the only offices that should be located there would be sports-based (like Montreal Allouettes for example). I doubt businesses would want to be located on the premises.

I get the impression that you don't really know what you are talking about. Yes they did renovate Molson Stadium, but it was definately a good thing. Also, if it wasn't for Molson stadium, the Als would probably be attracting less than 10,000 fans a game at the Big O. Molson stadium IS the reason why the als get 25,000 people + per game.

 

As far as expansion is concerned, they expanded Molson Stadium Once (from 20,000 to 25,000 seats), and once again it was well worth it. 20,000 was just too low, 25,000 is just perfect.

i think that, now that they have been "reestablished" as a solid franchise, the als probably would be able to attract decent numbers, even at the olympic stadium. molson stadium is such a perfect location for football though... it's too bad it probably can't be expanded to something of significant size (45, 50+k) ..

But the Olympic is not really good... no boxes (big fail) amoung other things.
