Negative. With climbing vacancy rates, corporations downsizing their footprints, and heading to suburbs (or out of province) - how can one be so sure that a project like this will happen.

 

Well just look at Deloitte Tower, no one would have thought that one possible with the current state of office market, yet CF managed to sign 2 Anchor tenants.

 

Rogers at some point wanted to move in a brand new tower where the ONF building will be built. They could Anchor the QDS tower with another company moving its HQ there... SNC could get it's staff closer to their HQ in compensation of not building their phase 2, they are a potential tenant just as Desjardins is.

Ce que je peut vous dire pour le moment nous verrons le Tour Bleury d'ici 2 ans et le Tour Jeanne Mance dans moins de 3 ans . Pour le reste laissions les affaires aller. Montréal et en marche. ,ont ne court pas mais ont avance. Les cadeaux de jour de l'an s'en vient ,pour ceux qui aime le renouveaux et la hauteur.

While the vacancy rate is moving upwards, there are very few large blocks of space available downtown. So if you're looking for 150,000 sqft to bring together all of your employees under one roof (ie. +/- 7 floors depending on how big the floor plan is); with the goal of realizing productivity gains from employee consolidation as well as a reduction in space per employee your only option is a new construction.

 

Tour Deloitte doesn't even have 150,000 sqft left if you count the fact that you would be divided over to elevator banks. Otherwise you have, the former Maison Ultramar (which I wouldn't be surprised if McGill rented - purely speculating here), and Heenan's old offices at 1250 RL (which have been set up as closed offices).

Available sublease space currently represents 42.0 percent of total available space in Downtown Calgary, an 11.0 percent jump quarter-over-quarter. Sublease space as a percentage of total available space is now 9.0 percent above its five year historical average.

Meaning almost 50% of downtown Calgary is... empty !?
