But that's the vote Norman Glouberman got to approve repairs at the Trafalgar condominiums. Fixing the walls and roof of the 70-year-old building on Côte des Neiges Rd. above Cedar Ave. is going to take three years and cost an estimated $7 million. Glouberman, who chairs the eight-member Trafalgar board of administrators, got the okay from residents in 53 of the building's 57 units. Four dissidents are suing to contest the project, but the overwhelming majority has carried the day and work began in May. There's scaffolding up the Côte des Neiges side of the three-tower complex. Pallets of bricks and mortar are stacked amid luxury sedans in the courtyard. After leaving the keys to my unluxurious car with the Trafalgar doorman yesterday, I rode the vintage elevator, with its sliding brass grate door, up to Glouberman's fourth-floor condo. He and his wife have a seven-room, 2,200-square-foot unit, and Glouberman's share of the repair bill will be $170,000. Even at this elevated socio-economic stratum, that's not chump change. And no one turned handsprings - probably ill-advised at their age, anyway; two of the condo owners are 90-somethings - when residents were told the Trafalgar needed a facelift. "Unlike apartments, in a condo arrangement everyone has a say," Glouberman said. "Normally, people don't say anything. But when there's money involved ..." The Trafalgar was built - by the grandfather of Montreal restoration architect Julia Gersovitz - as apartment units in 1933 for $1 million. That was serious money in the Dirty Thirties. "The sad part," Glouberman said, "is I've been told that during the 1970s, which was really tough times for real estate, the building was sold for $1 million." That was then. The Trafalgar is evaluated at $55 million. A 3,300-square-foot condo recently sold for $1.4 million. Glouberman has lived there nine years. There's been minimal turnover - about 20 per cent in that time. Who would move? It's a honey of a location on the slope of Mount Royal, with dazzling views of downtown. Glouberman, who's an architect, walks to his Ste. Catherine St. office. Even great buildings start to crumble. The Trafalgar underwent masonry repairs in 1995, but a three-year renovation project was stopped after one year because residents didn't want to spend money on repairs that were not deemed necessary. That was a mistake. "We knew there were minor problems with the masonry," Glouberman said, "but not major problems." Three years ago, the condo board commissioned a thorough study of what ought to be done. The leaky roof could be repaired for $1.5 million and the garage could be fixed for $750,000. "But $4 million to $5 million for the masonry was a big shock for everyone," Glouberman said. "The first information session did not go well." No one - not even a rich downtown condo owner - likes a $150,000 repair bill. But almost every property owner realizes home repair is a good investment - especially in a high-class building like the Trafalgar. Not that it's perfect. The elevator remembers only the floor number pressed by the first passenger to board. Rosemary's Baby vibe notwithstanding, that's the charm of the Trafalgar: a 93-year-old resident drives her car, and the elevator has Alzheimer's. [email protected]

Duhamel took the last of Florida pro John Racener's chips in the no-limit Texas Hold 'em tournament with an ace high after 43 hands where Racener was no better than a 4-1 underdog in chips. Duhamel pushed Racener all-in and the Floridian called with a suited king-eight of diamonds. But Duhamel had an unsuited ace-jack for the lead. A flop of two fours and a nine helped neither player; and Racener didn't improve with a six on the turn and a five on the river. "It's a dream come true right now," Duhamel told the crowd at the Rio All-Suite Hotel & Casino as confetti fell from a theater ceiling. "It's like the most beautiful day of my life." "Come join the party," he said, flanked by some 200 friends and family who rooted him on while wearing Montreal Canadiens jerseys. Duhamel, an online cash game player who said poker has been his primary income for about two years, had his third cash at this year's series. But the money he won Monday night dwarfs the $43,000 he won after entering 17 earlier tournaments at the 57-event series this year. "I love playing poker so much, so I mean I'm going to be playing all those big tournaments and try to make other big scores," he said. "I'll be there next year in the World Series and try to do my best again." Duhamel, a French and English speaker who left the Universite du Quebec a Montreal during his second year studying finance, worked a series of odd jobs before playing poker full-time. He said he played for $5 and $10 minimums before the series. Now he plans to play in the world's biggest tournaments -- and buy Canadiens season tickets. "I didn't expect that at all," he said. Racener won $5.55 million for second place, never finding real traction in the biggest heads-up card match of his life. Racener said his only good hand was pocket queens and he didn't pick up anything besides that better than an ace-deuce. "I could never get anything going," said Racener, 24, of Port Richey, Fla. "It was unfortunate and he played it well." Duhamel came into the heads-up match with a significant chip lead and kept Racener from gaining much ground in a session that lasted just over an hour. Duhamel had nearly 90 percent of all the chips in play when players took a 10-minute break after 36 hands. The Boucherville, Quebec native intensified the pressure after that, pushing all in on three straight hands and dropping Racener's stack to just above 16 million chips. When Duhamel pushed again, Racener unsuccessfully tried to make a stand. Racener doubled his chips 10 hands into the session, after Duhamel had whittled his stack early on. An 11-1 underdog in chips, Racener called Duhamel's all-in wager with pocket queens and they held against Duhamel's king-four. The hand came just after minimum bets rose and gave Racener 36.9 million chips -- but he was back to his original stack less than 20 hands later. Racener began the session a 6-1 underdog in chips, with just 26 big blinds in his stack at 30.75 million. He spent most of the final table that started Saturday on the sidelines, watching as his opponents aggressively ate at each other's chip stacks. He didn't risk all his chips until he called a bluff by Filippo Candio with three queens, and doubled up twice more before watching as Duhamel withstood a high-pressure challenge from third-place finisher Joseph Cheong. The hand brought Duhamel back where he started the final table -- with a big chip lead. Chips have no monetary value in the tournament, and Racener had to lose all his chips to be eliminated. The tournament started in July with 7,319 players paying $10,000 each to enter.

Je me suis inscrit au concours pour l'aménagement du métro champ-de-mars, mais ils viennent de me répondre aujourd'hui pour me dire que je ne suis pas élligible car je ne suis pas temps plein cette session. J'ai toujours été temps plein sauf cette session ci. Je prend une pause de 6 mois car je vais au Portugal pour quelques mois, et malheur des malheurs, ils m'ont rentré dedans avec cette techniqualité. Je continue à l'automne, j'ai un GPA de 3.9, mais ils ne veulent rien savoir. Par contre, il est possible de me jumeler avec quelqu'un, un étudiant qui EST temps plein cette session. Bref, quelqu'un veut s'inscrire avec moi? Vous serez chef d'équipe et représentant, mais n'inquiètez vous pas j'ai déjà fait tout le travail, alors ça ne demande rien de votre part.
