First Canadian Place officer tower to receive a facelift 680News staff Toronto | Thursday, September 24th, 2009 7:56 am Toronto - First Canadian Place, Canada's tallest office tower, will be receiving a $100-million makeover. There are currently 45,000 slabs of white marble on the 72-storey home for the Bank of Montreal. But, Brookfield Properties, the building's owner, is going to replace the marble with 7,800 panels of white glass. The National Post reported the property, which opened in 1975, has already seen a refurbishment of some of the marble slabs, but the look has deteriorated. Tom Farley, president and CEO of Brookfield's Canadian commercial operations, told the paper that when the company bought the property in 2005, they knew it was a fixer-upper. If the original builder had used thicker marble, it would have lasted 100 years. Brookfield said it will also renovate the lobby of the tower. The National Post called the renovation another positive signal for the downtown business core, with the recent opening of the Bay-Adelaide Centre and two other office towers opening before the end of the year. ----- Hyrdo-Quebec are you listening??? The redpath mansion is crumbling, but residents and protectors of the city's heritage buildings balk at allowing a developer to raze the house and build anew LINDA GYULAI, The Gazette August 19, 2010 The remains of the Redpath Mansion on downtown du Musee Ave. have stood for 24 years as a vestige of what preservationists hoped was a bygone era of battles to save heritage in Montreal's Square Mile. However, a developer's renewed request to demolish what is left of the deteriorating structure at 3455-3457 du Musee to replace it with a 14-unit condo project is again sparking debate. The Ville Marie borough will hold a public hearing Tuesday on the project by Amos and Michael Sochaczevski, who are father and son, as well as on five other rezoning projects around the borough. The Queen Anne-style mansion was built in 1886 by architect Sir Andrew Taylor for the Redpath family, which founded the sugar-refining company of the same name, on a slope of Mount Royal overlooking Sherbrooke St. W. Demolition was started in 1986 when members of the Sochaczevski family bought it, but Heritage Montreal sought a court injunction to halt it. That left the facade and about 10 metres of the side walls standing. A city appeal board blocked a second request by the Sochaczevskis to demolish the remaining structure in February 2002. Now, the latest project calls for demolition and construction of a seven-storey building with 28 underground parking spaces. The top three floors would be of glass and recessed on all sides so it's not noticeable from the street, the owners say. The project, which passed first reading at a borough council meeting in July, would stand 25 metres high, while the zoning allows for 16 metres. However, Heritage Montreal says the plan violates an agreement it signed with the city and the Sochaczevskis in 1986 after the initial demolition was halted. The agreement called for any future project to preserve and integrate the remains of the original building. It also called for the project to respect the scale and design of the original building. "The Redpath project involves 24 years of trying to have discussions and it's being treated in a very shallow fashion," Heritage Montreal policy director Dinu Bumbaru said. However, the Sochaczevskis say the project is greatly reduced from an initial plan to build 11 storeys, and will breathe life into a derelict site. "Finally, after 20 years, we have a project that will put a development worthy of the Golden Square Mile on the site," Michael Sochaczevski said. "There is no building, there is only a ruined front." The plan is to use the foundation of the original building and reuse some elements, such as the stone, in the new project, he said. " We took a lot of things into account and we tried to please everybody and still have a reasonable project that makes common sense," Amos Sochaczevski said. Moreover, the site is surrounded by 11-, 17-and 20-storey towers on neighbouring streets, the Sochaczevskis say. However, Bumbaru countered that most of the towers date back to the 1970s when Montreal was a "frontier town" that lacked zoning rules. "Nobody here says: 'Don't develop,' " said Jean-Francois Sauve, who lives behind the mansion on de la Montagne St. "Just respect the agreements that were made and the (zoning) rules that are in place. Sauve says he's also concerned the project will block sunlight on his property and allow residents to peer into his garden and home. "It's quite surprising that we're right downtown and the city can't enforce simple zoning," he said. "It's actually quite alarming." The feds and Port Authority had each committed $3 billion to the original project, and that money could go toward funding the No. 7 extension. "Extending the 7 line to New Jersey could address many of the region's transportation-capacity issues at a fraction of the original tunnel's cost," Brent said. The estimated cost would be $5.3 billion -- about half that of the original plan, sources said. Bylaw tweak could allow more drive-throughs Patty Winsa Urban Affairs Reporter Ads by Google A battle to restrict fast-food and coffee drive-throughs in the city’s residential areas may be brewing yet again. An amendment in Toronto’s new zoning bylaws, which go to council for approval this week, counteracts a 2002 city-wide ban that says drive-through lanes can’t be within 30 metres of homes and, instead, applies the standard to the order box only. The amendment could make it easier to put drive-throughs in some locations. The change comes six years after a residents group and the city successfully defended the original ban at the OMB, following a challenge by the Canadian Bankers Association, the Ontario Restaurant, Hotel and Motel Association along with other business interests, including the OMERS pension fund. “If in fact (the amendment) does undo the intent of the bylaw that we fought three years for and won at the OMB, I’m shocked and outraged,” said Susan Speigel, president of the Humewood Neighbourhood Ratepayers Inc., which raised $30,000 and hired a lawyer to make their case. “I will pursue this with the same dogged determination with which I fought for the original bylaw,” she said. Councillor Peter Milczyn (Etobicoke Lakeshore, Ward 5) pushed the amendment as part of Toronto’s new bylaws, a six-year project to harmonize regulations across 43 zoning areas brought together when North York, Scarborough, Etobicoke, York and East York amalgamated with Toronto in 1998. The situation was complicated by the fact that some of the former cities had a web of bylaws, enacting new sets each time a new residential area was formed. Scarborough had more than 30. The harmonized bylaws went through the city’s planning and growth committee last week and go before city council at its meeting Wednesday and Thursday — the last before the election. Milczyn said he proposed the drive-through amendment after meeting with industry representatives and lobbyists for large companies such as Shell and Esso, who complained the current laneway restrictions were too onerous. “They’ve been attending every committee meeting and deputing and writing on this issue for months and months,” he said. Milczyn proposed a 30-metre distance between homes and the order box, which he says “is the point where there’s the most noise.” The original 30-metre setback was created after city staff did a Toronto-wide report on drive-throughs years ago. “We wanted the separation of the car, noise and fumes, including the order box,” said Joe D’Abramo, the city’s acting director for zoning bylaw and environmental planning, who wrote the original report. “We wanted them pulled away from residential zones. It was quite offensive when they put them right next to one,” he said. Milczyn said he intended the amendment to apply only to corner gas stations with drive-throughs in the outskirts of the city, but the language doesn’t specify that, say planning staff. And even then, it would still contravene the original bylaw. D’Abramo says the amendment put forth by Milczyn requires the order box to be 30 metres away from a residence, but the laneway could be right beside it. What’s new in the amalgamated bylaws Building heights: Say goodbye to stand-alone big-box or liquor stores on main streets in combined commercial-residential areas of the old city. Minimum heights will now be three storeys. Rooming houses: City staff proposed allowing rooming houses in high-density areas, including former boroughs where they were once banned, but the committee decided to defer a decision on the controversial subject until 2011. Group homes: Despite a human rights complaint, the new bylaw requires that group homes, including correctional homes and housing for people with mental health issues, be separated by at least 250 metres. The municipalities had various distance requirements, but mental health advocates such as the Dream Team want none. Restaurants and bars: South of Bloor St., and from the Humber River to Victoria Park, restaurants are restricted to the first floor of a building. Outdoor patios can be at the front or side, but not on the roof or in the back. Industry: The old bylaws had no provisions for propane facilities, but in response to the Sunrise explosion, they are now restricted to industrial zones and must be at least 300 metres from homes. Visitor parking: Council directed staff to include a city-wide ban on paid visitor parking at apartment buildings, which has been in effect for years in North York, but an amendment put forward by Milczyn on Thursday took that off the table.     It seems like it is expanding. Seeing they are opening a place in the west island on St Charles and the 40 and a place somewhere downtown. This seems quite interesting and its going to be nicer then the original one which is insane to say the least.

The film centers on two cops, father and son, who can't stand each other. They're assigned to infiltrate an outdoor adventure group-therapy camp for fathers and sons. The adaptation will be developed and produced by Kathleen Kennedy and Frank Marshall. Denise Robert and Emile Gaudreault, producer and writer-director, respectively, of the original film, also will produce the remake. Released in Quebec this past summer as De Pere en flic, the film gave Hollywood productions a run for their money. It took in two-thirds of the summer's ticket sales in French-language films in Quebec and outgrossed Hollywood fare by more than 50%. Les architectes ont su préserver et retrouver l'esprit original de cette construction réalisée en 1958 par Hazen Sise et Guy Desbarats. Les architectes ont eu recours au même céramiste qu'à l'époque, Claude Vermette, pour rendre au pavillon son éclat d'autrefois.

That would be screenwriter Peter Steinfeld, treading the stomping grounds featured in the classic 1977 sports movie Slap Shot for the purposes of a potential Universal remake. ADVERTISEMENT "This is not a sequel," he tells the Tribute Democrat. "I am going to try to adhere to the original movie as best as I can. At the same time, it can't be just a retread of the original. It would have to reflect how the world has changed and how the town has changed in the last 31 years. There have been huge changes to hockey in that time." Though this is not yet a "go" project, Steinfeld confirms that in his screenplay at least, he plans to honor one key element of the Paul Newman original shot in and around town by George Roy Hill and co. That would be the inclusion of the crazy trio of goons known as the Hanson brothers. "You have to work the Hansons into the movie," he suggests. "I think people would really be let down if the Hansons were not in the movie. They are such an iconic part of that classic. They still are very visible guys." Steinfeld tells the paper that he plans to turn in a finished screenplay to Universal sometime this spring. His other credits include Analyze That, Be Cool and the upcoming MIT students Vegas hack drama 21.

Sadly, the builders forgot to include a working elevator. In fairness, the entire construction process has been plagued with problems, reports Ecnonomia. Initially funded by a bank called Caixa Galicia, the finances were recently taken over by Sareb – Spain’s so-called "bad bank" – when the mortgage was massively written down. In part, that was a function of the greed surrounding the project. Initially designed to be a mere 20 storeys tall, the developers got over-excited and pushed the height way up: now it boasts 47 storeys, and will include 269 homes. But that push for more accommodation came at a cost. The original design obviously included specifications for an elevator big enough for a 20-storey building. In the process of scaling things up, however, nobody thought to redesign the elevator system—and, naturally, a 47-storey building requires more space for its lifts and motor equipment. Sadly, that space doesn't exist. Perhaps unsurprisingly, the architects working on the project have resigned, and it remains unclear exactly how the developers will solve the problem. Twin Cities bridge debuts 30-foot tall pollution-sucking sculptures de Autoblog de Jeremy Korzeniewski Filed under: Etc., Green Two statues have debuted on Minnesota's new Interstate 35W Bridge that are shaped to look like the international cartographic symbol for water. Why? Besides mimicking the look of the Mississippi River as it passes through Minneapolis, the new sculptures are made from a type of concrete that is photocatalytic, meaning they will be able to convert gases like carbon monoxide, nitrous oxides and sulfur dioxide to higher oxidized states, making them less damaging to the environment. Another benefit of the new concrete mixture is that it never looks old as it maintains a white oxidized color on its outer skin. The opening of the new I-35W St. Anthony Falls Bridge also has a deeper meaning, since it replaces the one that tragically collapsed about a year ago from a structural failure. The new one was erected so fast because the original was used by over 140,000 cars per day. Despite how quickly it was built, the new bridge has a 100-year life span, supports ten lanes of traffic thanks to an extra 76 feet of width, and has shoulders on both sides where the old one didn't - not to mention it cleans the air with art.   24. If you go to NY, this is a must see. Trust me I am not a fan of Broadway shows but this one is amazing. It was a nice change from the original tv show and movies. Plus some of the stuff they say in this is hilarious. Especially when Grandma speaks. :goodvibes: I hope to see it again soon.
