  1. It's gorgeous and one of my favorite little buildings. A challenging spot for a retailer as most of the display windows are on the side street not on the main shopping artery. BUT I do think a cosmetic company store would work well in the space.
  2. I believe it's less than the current building's height; so you couldn't demo and build as tall as the Rogers is now.
  3. Do we know what they paid for the property/site? If it's anywhere near $40M, then it is surprising a promoter wouldn't want to build more as is by-right. No one knows what the financial model for their project looks like, of course. We do know that 1) financing costs are greater now and 2) we do know that the city has a dislike for towers and has a 120 m / fetish of sorts and there is more vocal opposition to "la folie des hauteurs" of the last few years 3) there is a notable lack of lower income units proposed here in light of 20/20/20 and 4) from the looks of market rents in new buildings downtown, it's hard to imagine why they don't build more units. Together, these don't add up. Also, cities /mayors are sometimes known for pushing promoters to be more ambitious (for any variety of reasons) with proposals.
  4. Wow. This is incredible. It doesn't have to be 200m. 180 or 170m would be wonderful. What is with this 120m?? And no one of authority sees how dumb the picket fence skyline looks here? No one is suggesting to go higher to add more lower income or familial housing? Or heck, just to be more ambitious? This is a project I'm hoping dies on the drawing board. I feel like Montreal is being scarred by these very generic, 120 m tall - flatlining skyline - developments.
  5. AF consulted with Projet Montreal and la Mairesse on this vision 2035 for Montreal.
  6. I'm still impressed by the will and effort of re-creating the original facade; the brick work looks quite nice as does the ground floor portion. Hopefully, something similar is done with the old Gazette building next door - this street could use all the charm it can hold onto!
  7. Arguably the ugliest corner and intersection in what is supposed to be the toniest neighborhood in town. A big Chanel ad on the backside of The Mount Stephen Hotel would already look better.
  8. It's quite nice even if pretty generic-looking. I'll take this over the pre-fab fiesta that is Griffintown. I echo Rocco here: a derogation of 30-40 metres here in exchange for a low income housing component should be proposed... dare I say it, by the city. It's not even such an out-the-box idea... but for the political culture that is afraid of / dislike height. Towers = bad. Towers = damage quality of life.
  9. Ooof. That base/ double podium. Pas fort.
  10. I'm really excited to see how the tower panels come together... this is also shaping-up (no pun intended, but it works) to be a sliver tower.
  11. AC is the punching bag of all of Canada; complaining about AC is like a sport. And let me tell you, did I just have an awful experience with them a few weeks ago LAX-YUL. Cancelled my flight and I got no notice at all, showed up the the airport and then they couldn't locate my booking, then I couldn't make any nonstops standby so they book me via YYZ; then they cancel the YYZ flight they put me on....
  12. More studies needed. It's still unclear if such an extension is needed and what it will do to the environment. 🙄
  13. I've long-thought they should have built a whole new central terminal building where the main parking structure is - this allows the old terminal to continue to operate - and then demo the old one in phases as new jetties/ concourse were progressively build out of the new building. This plan would basically allow for more airside than is currently available by pushing everything south/southwest; there is so much surface parking lot land that could be better utilized.
  14. Mid century Modern and International style is a super chic design style and IMO, I don't see very respected or celebrated in Montreal (strange given that the 1960's were SO transformative for the city and our Mid century heritage is incredible). And you certainly can replace the curtain wall portion of the front terminal building with a new replica to keep the style (it DOES need a refresh and no doubt is not very energy efficient ). But the fact that the ramp / drop-off curb has no weather awning with our climate is totally ridiculous and a major flaw. There is something about the main terminal building (the front section) that is iconic at this point.
  15. Once again, the focus is solely on height (not even in meters but stories, which make it seem even more controversial) instead of view corridors. Also, a 40-storey residential building is approx 120m and on this low grade, would barely be at 100-110 m vis-a-vis Mont Royal. This is more about a dislike of tall buildings full stop. By all means, let's recreate Griffintown's skyline.

  17. Honestly, this issue about leasing and inability to get financing because of the structure/nature of the lease and the organization has been going on for so long...even in James Cherry's days this was a hot topic. It's ridiculous that it hasn't been resolved. What's truly unfortunate is that the era of cheap money is over too. I also question ADM's lack of ambition on and/or inefficient way of going about some very important projects. Land side at Dorval is an embarassment and a bigger ramp should have long-been built say, when the US wing was built. Also, CDP Infra should have been responsible for the YUL station with ADM just paying for some extras...
  18. Really? The floor plate of the tower isn't exactly massive; it's pretty slender with some setbacks.
  19. Let's not forget that they developer could have built to the magic 120 metre height but chose not to.
  20. Although the 1970's never were know for large windows; in fact, almost always tiny slivers of windows.
  21. IMHO, I think this aesthetic is far better than les Tours Drummond 1 & 2. Too short by about 5 stories but... can't fight city hall.
  22. Obvious place for one. I suspect the owners of the building are curmudgeons not interested painting their building.
