  1. I absolutely love this project and hope that we see similar projects at more stations. Stations like Georges Vanier and Saint Laurent could take 20+ story towers, and Mont Royal was a colossal wasted opportunity - that should have been a project just like this, with the small bus lane in the rear exactly as we see here.
  2. Exactly. My guess is that Broc sits on this site for a number of years, and focuses instead on the Guy street site. The reasoning being that zoning for this site will likely continue to evolve over the years, and that the value of whatever project eventually rises will be significantly higher in a number of years, after many of the other projects are built out. With his own development projects, Broc has demonstrated a great knack for picking projects in emerging areas, and delivering tall, elegant, best-in-class buildings - basically seeing demand where others didn't. Makes perfect sense that he'd go next to a corner of Ville Marie that has been mostly written off as a student or Chinese ghetto, from Drummond all the way to Atwater. Watch him deliver a stylish two tower project that once again attracts buyers who wouldn't normally have considered the area, given the current inventory and pipeline.

  4. It's a no-brainer, but probably neutral financially for CDPQ-Infra once the line is built, so it'll be on the governments to foot be bill.
  5. If this cupcake just learned about this project a few weeks ago, he's not doing his job. Anyway, what's wrong with the parking lot by Bethune Square? That would be the place to put pressure on Concordia - it's the ideal site for a new building.

This project has a lot of good (design is pretty nice), but it would have been better if it were zero parking spaces, the basement levels were given to storage and amenities, and that instead of lobby/amenities, the ground floor was used to keep some small commercial component on the street, so that there's at least a small restaurant or two to keep it all active.
  7. Advertisements for this project have been popping up for me as I've been browsing on different pages, so I that it's safe to say that sales are in full swing.
  8. The city has a $200 million surplus this year, they should throw it toward this line.

  10. Man, I love this project - the architecture, the site plan, the height and density, the rental use - absolutely everything. I'm also truly surprised this tower is happening, very very pleased, but very surprised. It will be the largest purpose built rental building in decades (excluding the ill-starred UQAM Voyageur station project), and with all the other apartments coming online here and there, it's a surprise that the promoteurs found the market strong enough to take the plunge.
  11. ^ One hopes. The old station, the unfinished Saint Hubert Street portion of the UQAM project, and the poor metro connection are all blights that continue to impact the neighborhood. Maybe if this "Zenith" project is successful, the dam will burst and the projects will flow.
  12. Hadn't realized just how massive this will appear on the horizon. Not even halfway to its full height and already it's very imposing.
  13. 2029???? How is that ambitious?? People should be utterly sickened and outraged that this is considered remotely normal.
  14. I'm glad this is moving ahead (apparently). The idea of lousing the Bourbon building only to have the lot sit vacant for a decade is too distressing to be forced to contemplate. I guess if construction continues apace, we'll probably see occupancy in another ~14 months?
  15. Enfin, le résultat final n'est pas aussi minable qu'on ne craignait. That entrance way is very attractive. Everyone loves the density here, but a little discussed element is the street wall. So, thanks mondo grosso for the photos. I hope we'll soon start to see projects on the other side of Bleury. Sait-on qu'est ce qui se passe chez le stationnement à côté du Smith? Il a l'air en transition, soit refection soit pré-démolition.
  16. I love how menacing the hospital complex is in the background. A visitor to Montreal surveying the horizon can't help but wonder what gloomy purpose those buildings hold. A super max prison? The headquarters of Quebec's secret police? A facility in which a sinister multi-national corporation conducts biogenic research? The final segment will only compound the sense. Achieving such a stark and impressive visual impact is rare, it'll be a very long time before another such building goes up in the city.

  18. I love all these projects more than I do the towers. It has always driven me crazy what a wasteland all these blocks south of Sainte-Cath and north of René Lévesque were. So far, only Bishop has been restored. Soon, Crescent will be nearly complete, and Drummond could be fixed by 2022 with some luck. MacKay is coming along as well. Prime areas still abound, unfortunately. Nothing at all in the mix on Montagne or Stanley, and still several lots on the other streets (aside from Bishop). With the completion of the Overdale areas, hopefully things pick up on MacKay.
  19. I'll say it again: I love how menacing this building is. Like the headquarters the evil company from the Final Fantasy video games.
  20. ^ wow, the first photo, I had no idea what I was looking at until I saw the McGill College Building roof (today called the Arts Building for some stupid reason).
  21. It's bland, but it's not evil or infernal. Acceptable, and great density.
