    REM: Expansion future

    It could always follow CP/AMT rail right of way and then cross over right before the start of the Ville-Marie tunnel using a lane in each direction within the Ville-Marie tunnel until just past the J-C bridge. A connection point with the existing REM station could be located the south-east corner of Place Bonaventure. There would also be fairly easy connections with Vendome, Square Victoria, Place d'arms and Champs de Mars metro stations.
  3. Or some Q400s (think WestJet Encore). There are lots of people living in Eastern Canada and in mid-sized US cities in the Northeast / Great Lakes region with few (and expensive) international routes (eg. Pittsburgh, Cincinnati, Indianapolis, etc.).
  4. Regardless of where their execs are, they do have a significant presence in Montreal and the employees have to be put somewhere if that brewery is converted into condos+ ... And obviously it comes down to economics but my gut tells me that they would and could launch the 750 Peel. One of the controlling families have a good relationship with CF and want to give back.   5. We might see 750 Peel go up sooner than we think. If Molson moves the brewery to the east-end. I wouldn't be surprised if the head office is relocated into the 750 Peel. This assumption is based solely on the Molson Family/Canadiens and CF relationship for TdC. An, I scratch your back you scratch mine moment. I imagine Molson is too large to fit into the remaining space in the Deloitte Building (which is split over two elevator banks).

  8. I think A and C are really the only options under consideration and they each have their own pros and cons. I am going with the assumption that we are getting a sky-train like, driverless vehicle, not a surface Tram/SLR: Project A Cons: - Is more expensive to build (because the tunnel would need to start somewhere near the Peel Basin) - Would help add value to CF's projects along Peel Street (This is a Con from the perspective of the Caisse who's Ivanhoé division has an interest in solidifiying the presence of the center-core and the McGill College Axis.) Pro: - Access to a larger ridership pool by placing it in the heart of Griffintown - Larger oppertunity to obtain some sort of development tax (because its closer to the properties being developed in Griffintown) - Better connections with the Metro - The turn towards the airport line is easier Project B Pros: - Less expensive - as it will follow the already elevated portion of the CN track - Further away from the CF development projects / passes through or near several properties owned by the Caisse (PVM, le 1000, Queen E, Eaton's Center) and Gare Centrale is owned by Cominar (which the Caisse has a large stake in) - Closer to the Cité Multi-Media Cons: - Transfer from the metro is not integrated - Less access to the population centers of the south (fewer people live / will live in the Robert-Bourassa Boul. Corridor)

  12. Basically everyone I've talked to is having a really hard time to getting them to do touch-up work. Some units are in better shape than others. They are really trying to get all of the units delivered and have no-one (or a few part-time people) doing the after sales stuff. Some people are considering legal action. It's a bit unreasonable to be waiting 2 months to have your cabinets changed, floors fixed or balconies installed. Otherwise the bones are very good! And once the builder gets out of there and finishes up it should be a great place to live.

  14. We have to really stop thinking about Olympic Stadium as a "one sport venue". It was designed (and will thrive) as a multi-purpose large event venue. As Montreal does not have any team that could fill the place on a regular basis. However, the stadium would be viable if it was configured to allow for major annual events to occur there along side the Impact, Allouettes and even Canadiens for their major games (playoffs, All-star games, visiting foreign clubs, an outdoor game for hockey day in Canada, etc...). FYI: I don't consider a field placed in the middle of a sea of concrete 20m away from the stands as configured for soccer or football. There are also lots of other opportunities: If Montreal attracted a major international sporting event each year that would use the stadium for a month at a time (Track and Field world cup, University Games, Jeux de la Francophonie, Commonwealth Games, etc...). It would cost very little to host, and the economic spin-offs + publicity for the city would justify the expense of the renovations. To that we could add major concerts if the acrostics and sound system were improved and other events like the annual show for the Fete National and even a music festival or two. Just lay some grass out and open the roof (once a new one that opens is installed ). Makes the whole issue with organizing concessions and bathrooms much easier then it is in parc jean drapeau! Not to mention trade shows... But it all starts with a new roof and some work on the inside!
  15. Juste ma petite idée : Pourquoi ne pas scinder la ligne bleue en deux branches (rouge-ouest et bleu-est). La ligne rouge incorporerait le train de l’ouest qui serait prolongé en tunnel sous NDG pour passer en surface dans les environs de Ville Saint-Pierre pour continuer sur la rue Victoria avant de se rendre à l’aéroport et par la suite à Fairview. Du côté est, la ligne bleue serait prolongée en surface le long de la rue Jean-Talon pour rejoindre les Galléries d’Anjou. À la station Edouard-Monpetit, les deux lignes partageront un tunnel qui passerait en dessous le Mont-Royal et la rue Peel pour en terminer dans Griffintown. Ce même tunnel serait utilisé par le SLR sur le pont Champlain pour permettre ces trains de rejoindre les stations Bonaventure et Peel. (Et pourrait aussi être utilisé par la ligne Jaune quand cette dernière sera prolongée sur la rive sud.) La proposition nécessiterait la conversion de la ligne de Metro en ligne de SLR qui ne serait pas si difficile, car ils le font à Toronto avec le Eglinton Crosstown. Le grand avantage c’est que pour le même prix du TdO, Champlain SLR et prolongement de la ligne bleue en métro on pourrait rejoindre un bassin de 105,000 personnes additionnelles.   16. I would suggest someone tweet Denis Coderre about this. He generally answers and this could be something he would get behind. I'd do it but I'm saving my tweeting capital for something else It's not the worst building on that part of RL but it would look a lot more visually appealing if they used that black window / concrete cladding (that stretches half way on the east side of the building on floors 2-3) for the whole building. Or just a black curtain wall.
  17. The MP-10 cars would not be able to go outside as I do not believe that they are waterproof. However there are many examples of Metros which transition from below ground to street level without requiring users to change trains. Ex. San Francisco's Muni Metro - http://en.wikipedia.org/wiki/Muni_Metro If the city decided to go this route they should try to make the technology compatible with (or use the same tech as) the Champlain Bridge and Airport SLRs ... or even better link, the Airport and Blue Line projects together and tunnel under Mount-Royal.

Ce que j'aime bien du résultat du plan d'urbanisme c'est l'effet d'escalier au tour du Centre Bell et les limites d'hauteur a Griffintown qui fait en sorte que le centre-ville ne soit pas caché derrière un mur de bâtiments comme ils est a Toronto et Vancouver. Ce que j'aime moins c'est le mur de verre de 120m qui sera créer par YUL et HI. Ça aurait été mieux si le zonage aurait permis au YUL2 de faire 140m.
  19. While the vacancy rate is moving upwards, there are very few large blocks of space available downtown. So if you're looking for 150,000 sqft to bring together all of your employees under one roof (ie. +/- 7 floors depending on how big the floor plan is); with the goal of realizing productivity gains from employee consolidation as well as a reduction in space per employee your only option is a new construction. Tour Deloitte doesn't even have 150,000 sqft left if you count the fact that you would be divided over to elevator banks. Otherwise you have, the former Maison Ultramar (which I wouldn't be surprised if McGill rented - purely speculating here), and Heenan's old offices at 1250 RL (which have been set up as closed offices).

I've heard that they were considering something at one point, (and there was a droit inc article, as much of a source as that is to back up what I heard), I could see why that could be off the table but they could get something to happen. - I do have friends that work there who make it sound that it still might be a possibility albeit remote - I guess it depends on who gets the long term contract with CF do develop the QUAD The point I was trying to make generally was that the appeal of a 180-200+ tower over something smaller would be to try and go after those tenants that are in the older of the "big-5", who want/need a prestigious business address (professional services firms), who are a few years away from their lease expiring and are in the process asking themselves if they want to move after 50 years because they would have to make those renovations anyway. I was unable to find LeftCoaster's quote on SSP - so im still going to hold out hope Also if one of the projects not under construction gets built according to this DT MTL would have a 12% vacancy rate! Here is what I think is happening here: CF has done an evaluation of the Montreal commercial real estate market and has created a 50 story option and a 30 + 20 story option which I think will allow them to distinguish themselves from the other 25-30 story projects on the market that haven't gone anywhere because a lot of back office functions have been shifted away from downtown. They have clearly made an attempt to go after the high end of the market and I think we might actually see the 50 story proposal get built! Here is why: 1) There is a movement of class B / back office offices away from downtown and into the former clothing manufacturing buildings in the Mile End, Parc Ex and Chabanel areas - which together represent millions of square feet of real estate but are inexpensive to rent. This might help to explain why so few 20-30 story projects have gotten built downtown and why CF is trying to go in another direction 2) That PVM, 1150 RL and Place Victoria are over 40 years old and the latter two are in need of major renovations to improve the HVAC and electrical/communications systems. So the companies in these buildings (which are used to being / are expected to be in a prime real-estate location) are going to need to make a decision in the course of their current lease cycle as to whether or not they want to live through the renovations / improve their own offices which were probably last renovated in the 90s. Further these buildings have other "problems" which can't actually be resolved. Ex. 1155 RL has a noticeable sway when it is windy, the doors on the upper floors (basically all occupied by Stikeman Elliott) will actually start opening and closing by themselves on bad days so they are considering moving out http://www.droit-inc.com/article12086-Stikeman-lorgne-t-il-les-bureaux-d-Heenan . As for Place Victoria I can't imagine any of the senior management at the companies there being pleased that a student residence with a connection directly into the lobby of their building has been built next door. If these companies are going to move they are going to be looking for a prestigious project with a prestigious address and 750 Peel could fit criteria (something that the Phillips Square project didn't).
  23. The sales office staff had always said that both towers would go up together. But its been awhile since I've been, but I do know for a fact that the south tower (long frontage on Murray) should start seeing people move in come January (or at least that's the date they've given me for delivery). Also the cars in the render are going up Murray the wrong way
