    While I'm happy to see a big name come to Montréal, I can't help but feel that the Impact continues to run without a plan. Everything that they do seems last minute, trying to patch holes, patch up leaks... and the result of this lack of planning (and execution) is the disastrous product you see on the field. I hope to be wrong but this feels like another marketing coup that won't translate into more than a six month honeymoon. As much as I hate to admit it, the Impact should study how Seattle and Toronto (now without big money Giovinco), are able to year after year remain super competitive. Lay out a plan with a strategy and stick to it. Stop the improvisation. Give your staff the tools to succeed (financial, technical/sporting, decision making) and let them fly. I can see Kevin Gilmore complaining next year about media and city support after another season outside of the playoffs.

  6. Uniqlo is fantastic. Great quality stuff, good design and affordable prices. Think of a Japanese inspired H&M but that is actually good quality. It's also less "fast-fashion" than H&M but I can't think of a better comparable. I've been waiting for years for Uniqlo to come to Montreal. No more visits when in Toronto

  8. I agree that it's de mauvaise foi and there should be a path for compensation. Unfortunately, I'm pretty sure there's a clause in the sales contract stating that the final outcome is subject to change (when compared to the exterior design, finishing, etc., that they bought on). Can anyone who recently bought a condo on plan confirm this?

C'est du marketing pur et j'imagine que le promoteur a payé cher à une boîte de professionnels pour le concevoir. Finalement, le promoteur est un consortium dirigé par Claridge. Je pense que Pierre Boivin et Stephen Bronfman ont Montréal tatoué au coeur.

  11. Je suis d'accord avec tes propos. Je ne pense pas qu'un recouvrement de Décarie aura lieu bientôt - surtout en tenant compte de sa facture élevée. Néanmoins, ça changerait le quartier de façon incroyable.
  12. Agreed wholeheartedly. It's like a giant knife cutting through the heart of many quartiers. It's similar to how the old Bonaventure completely cut off Griffintown from Vieux-Montréal and downtown from the Quartier International. If pricing for this project is premium, then a buyer will be paying for a gorgeous view of --- the Décarie Expressway and it's traffic jams!

  14. Another way to view this is that Quebec's expenses are too high. There are two sides to government budgets and books: Revenues (tax receipts) and expenses (program spending, interest expense, etc.). I don't want to start a debate on the choices Quebec has made in terms of spending vs. other provinces. I'm simply saying that you need to look at both sides of the equation.

Après des années d'incertitude, l'ancienne maison mère des Soeurs des Saints-Noms-de-Jésus-et-de-Marie subit une transformation extrême. Le terrain à l'avant du 1420, boulevard du Mont-Royal est éventré pour intégrer du stationnement souterrain. La dalle de l'établissement a été démolie pour abaisser le rez-de-chaussée et rehausser les plafonds, à ce niveau. L'intérieur a été minutieusement dégarni. Les copropriétaires devraient emménager à compter de l'automne 2020. Le promoteur Daniel Revah a converti d'autres bâtiments existants en copropriétés, comme le 10 Saint-Jacques, dans le Vieux-Montréal, et le Redfern, dans Westmount. Ce qu'il a entrepris, cette fois-ci, est d'une tout autre amplitude. « Je suis un peu rêveur, avoue-t-il. Il faut aussi avoir une vision. » Trois éléments ont retenu son attention, l'amenant à se lancer dans pareille aventure : la hauteur des plafonds (qui atteignent de 11 à 16 pieds), les vues, que ce soit sur l'horizon, le paysage urbain ou le mont Royal, et la vaste superficie de la toiture (60 000 pi2), qui permet d'aménager des terrasses dont pourront profiter un grand nombre de propriétaires. Il y aura aussi des jardins privés dans la cour intérieure. L'élément déclencheur a toutefois été la visite de la chapelle. « Je l'ai trouvée tellement belle. Pourtant, je ne suis pas catholique, je ne suis pas religieux. J'ai été frappé par l'architecture et j'ai vu le potentiel. Je suis aussi arrivé à un certain temps dans ma vie où je veux relever un plus grand défi. Ce sera une fierté quand ce sera fini. Ce sera spécial à Montréal. » Comme c'était le cas avec tous ses projets précédents, M. Revah a confié la conception à l'architecte Karl Fischer. Ce dernier est décédé le 12 mars dernier. Au départ, l'établissement construit sur le flanc de la montagne en 1925 devait compter 239 appartements en copropriété. Plusieurs d'entre eux ayant été jumelés, ce nombre est maintenant réduit à 152. Environ 45 % d'entre eux ont été réservés, dont le penthouse de 6400 pi2, avec une vue de 360 degrés sur les alentours. Son prix ? 11 millions. « Les acheteurs proviennent des environs, indique le président de Corev Immobilier. Dans le Tom, la tour de 40 étages au centre-ville de Montréal, que j'ai fini avant de m'engager à faire le 1420 Boulevard Mont-Royal, il y avait 30 % d'investisseurs et 10 % d'acheteurs étrangers. Ici, tous ont acheté pour y habiter. Les gens demandent quelle sera la politique de location. Ils recherchent la quiétude. Un appartement non meublé ne pourra être loué qu'une fois par année et un appartement meublé, deux fois par année. Il n'y aura pas d'Airbnb. » Son but ? Faciliter la création d'une véritable communauté, par le truchement d'une piscine intérieure et d'une piscine extérieure, d'un court de squash, d'une salle d'entraînement et de la chapelle, qui deviendra un chic salon ou une salle de réception au gré des envies des copropriétaires. Ces derniers contribueront mensuellement au bon fonctionnement du restaurant, qui sera aménagé au même niveau que le hall d'entrée. « Ce sera un bistro haut de gamme, qui sera ouvert le matin, le midi et le soir, où les voisins pourront se côtoyer, précise M. Revah. On s'assure qu'il ait un minimum de 400 000 $ par année pour survivre. Ce devrait être facile de faire bien davantage. » Les appartements disponibles, sur un ou deux niveaux, peuvent encore être aménagés sur mesure. Mais le temps presse sur certains étages avant que les divisions ne soient établies. Les condos ont une superficie moyenne de 2000 pi2. Les moins spacieux mesurent 650 pi2. Comme dans un grand hôtel, un voiturier, un gardien et un concierge seront attentifs aux désirs des résidants. Ces derniers profiteront aussi des fruits de la culture verticale hydroponique, qui sera réalisée dans les catacombes. Un organisme extérieur s'en chargera pour approvisionner le restaurant et fournir des paniers bio aux copropriétaires. Les travaux se font avec un souci de préservation. « Il y a un respect du plus grand que soi, révèle Sabine Karsenti, courtière immobilier et directrice des ventes.   17. Don't want to be a bug-a-bear but maybe we should also have equalization payments if we're going down this path of being truly transparent.
  18. I'm sure that I'm going to get downvoted for this but here goes nothing: Tear the damn thing down. Note: I know that this is politically impossible and even more so post-Desjardins moving into the tower. But imagine the scenario below. Charge every Montréal tax payer, or even every tax payer that contributes funds to the upkeep and/or renovation of the stadium, a flat fee that will cover the costs of demolition and decontamination. Call it a one time "special assessment". There will be an outcry, but have an independent third party clear and concise study showing the massive savings over time (note: this is my gut - I don't have any figures to rely on). Then throw a massive Montréal-wide party to celebrate the Olympics, the stories, the patrimoine of the Olympic Stadium, etc. Imagine tens of thousands people (at a safe distance) watching the implosions of the stadium. Have a massive concert performance in the Jardins Botaniques to kick off the event. That would be something. Some concrete blocks can be saved and put in a museum or any development that goes up in its place. Keep the medal podium in place. Keep the flags, etc. for posterity. Keep all the buildings that are economically sound such as the Biodome, the planetarium, etc. Build a new aquatic complex that won't require the monstrous annual maintenance costs of the current stadium linked one. You now save taxpayers a lot of money over the medium and long term since the massive upkeep costs of the complex are gone. On the newly available land, post decontamination, partner with the private sector to add a live, work, play development in a part of town that needs it. It's got two metro stations - talk about a TOD. Or sell some portion of the land in order to decrease the special assessment to tax payers. You also get rid of the RIO bureaucracy, who despite undertaking studies on the feasibility of tearing down the stadium, have an inherent conflict of interest and vested interest in keeping the thing going. Without a stadium they will be out of a job - cost to taxpayers be damned. Alas, it's only a dream.

It’s inverted because during normal times - when the economy is growing - the longer the maturity of a debt instrument, all else being equal, the higher the coupon rate and thus the yield (rendement). This makes sense because the issuer needs to be compensated for the risk of paying the coupon rate/interest rate over a longer period while many things, including inflation, can change. Imagine going to get a mortgage and the 10 year fixed has a lower annual cost to you than a 1 year fixed mortgage. That would be a wacky world. While this is isn’t a perfect example, it shows the atypical nature of an inverted yield curve. As vivreenrégion stated, the last 3 times this happened in Canada we hit a recession 12-18 months later. In of itself we should be wary to describe absolute predictive power to this. Nevertheless, combined with all the other red flags, it’s message is ominous. And both the federal and provincial governments recently went on a spending spree (Québec to a lesser extent).
