How Cost of Train Station at World Trade Center Swelled to $4 Billion

With its long steel wings poised sinuously above the National September 11 Memorial in Lower Manhattan, the World Trade Center Transportation Hub has finally assumed its full astonishing form, more than a decade after it was conceived.

 

Its colossal avian presence may yet guarantee the hub a place in the pantheon of civic design in New York. But it cannot escape another, more ignominious distinction as one of the most expensive and most delayed train stations ever built.

 

The price tag is approaching $4 billion, almost twice the estimate when plans were unveiled in 2004. Administrative costs alone — construction management, supervision, inspection, monitoring and documentation, among other items — exceed $655 million.

Sur le sujet de la gare de Calatrava - qui ne sert qu'à une seule ligne de PATH (le petit réseau de metro entre New Jersey et New York) - c'est pas seulement au Quebec ou les grands projets sont mal gérés.

Sales of high-end pads hit all-time peak

 

 

Buyers inked $11.3 billion worth of contracts for Manhattan residential units costing more than $4 million in 2014 as prices rose. More than half of sales were logged downtown.

 

Manhattan saw $11.3 billion worth of luxury home sales change hands in 2014, according to a report from Olshan Realty released Monday—the highest amount the firm has ever recorded. That bumper crop came despite a slight decline in the number of sales from last year's total, as the median sales price surged.

"When you look at closed sales, there are more at higher prices than I’ve ever seen," said Donna Olshan, president of the company, citing the significant number of transactions north of $30 million.

The firm's year-end report on the market's high end, defined as units costing upward of $4 million, noted that contracts for 1,340 such properties had been signed in 2014. In that group, the median asking price was $6.4 million. Although the number of contracts fell slightly short of 2013's record total, 2014 did see gains in asking prices for condos, co-ops and townhouses, which is what led to the record dollar volume.

The report notes that more than half of all Manhattan luxury apartments sales occurred downtown. Meanwhile, roughly 40% of apartments and townhouses sales were based on floor plans for buildings yet to be completed—a slight increase compared with last year and an indication of just how badly buyers want to get into the market.

The hot market led many sellers to overprice their assets, which is why actual sale prices came in at an average of 4% less than the asking price in 2014, a percentage point higher than during 2013.

 

Ms. Olshan noted that further price growth was likely in Manhattan's future, though it is unclear how many buyers exist for the recent crop of new developments with units priced in excess of $10 million.

Landmarked Bowery Mansion Sold For $55 Million

 

As was expected, the landmarked graffiti-covered mansion at 190 Bowery has been sold. And the News calls it one of "greatest returns on investment" in NYC real estate history: photographer Jay Maisel sold it for $55 million after purchasing it for a mere $102,000 in 1966. $54,898,000 is probably enough to smooth over any lingering guilt over turning an NYC icon into more condos.

Wow. This is the elevator cab! It looks like a window but it is tv screens that play a historical video as you go up!

Nine 75-inch, high-definition monitors are arrayed in each cab behind windowlike mullions to convey the impression that one is in a glass-walled elevator.

 

At first, one feels enclosed in bedrock. The year is 1500 and the elevator is 55 feet below ground. As it rises, time advances. The cab seems to head skyward from an offshore marsh, a reminder that the trade center site was originally underwater.
