Four-phase condo development comes to Valois Village

Valois Village is about to get some new neighbours.

The developers who purchased a generous triangle of land at the extreme eastern edge of the village are poised to build a four-building, 320-unit condo project called Condos KUBIK.

Phase 1 will break dirt in August with estimated occupancy date set for fall, 2018.

Phase 1 and Phase 2 will be six-storey buildings and strictly residential, but the city has told the developers that the nine-storey Phase 3 and Phase 4 buildings must be mixed use, perhaps housing a grocery store or a pharmacy, or both. Sales director Mike Colacone said the developers are already in talks with a pharmacy.

The project is being realized by Groupe Shapiro, Tyron Construction and Za-ne Construction.

The land which once held a strip mall and a small Hydro-Québec structure has been rezoned mixed-use residential. News of the rezoning was included in a February public consultation about the Special Planning Project for Valois Village.

The land sits a stone’s throw from the rail tracks, the Sources Blvd.-Highway 20 overpass. Not the quietest location for a condo development.

“We are aware of the issue,” Colacone said. “We will be taking all measures necessary to offer superior soundproofing. To start with, these are concrete buildings with nine inches of concrete between each floor. We would like to build a berm along the tracks using the earth we dig up, but that would take the authorization of CP Rail.”

One-bedroom units range in size from 630 square feet to 800 sq. ft. and two-bedroom units range in size from 900 sq. ft. to around 1,200 sq. ft. Prices range from $215,000 for a smaller one-bedroom unit to $400,000 for a top-floor, two-bedroom unit with a large private terrace. The price includes all taxes, a locker, one underground parking spot and all kitchen appliances. Condo fees for Phase 1 are calculated at 23 cents per sq. ft. 

The completed, four-building project will have a landscaped, inner courtyard with a swimming pool. Phase 1 and Phase 2 will each have a gym and roof-top terraces with common areas and barbecues.

Colacone said the amenities in Phase 3 and Phase 4 could expand to include roof-top pools, a party room and lounge area.

Pointe-Claire council’s recently-adopted Special Planning Program is designed to revitalize the Valois Village commercial strip along along Donegani Ave. and Colacone said Condos KUBIK dovetails nicely with the plan’s push to inject life into the sector.

“Valois Village has so much potential,” he said. “The 320 units will automatically bring more business to the area and the development will add to the attractiveness of the village.

“Yes, noise is the biggest challenge, but I think that once people realize how close they are to everything, it won’t be an obstacle. It’s near a train station and Highway 20 and Lac St-Louis.”

Condo parking is all underground. There will be one visitor parking spot for every 10 condos. Six visitor parking spots will be above ground and the rest in the underground garage.

If they can manage to get a grocery store in one of the buildings, it be a great location. Easy access on and off the highway and really close to the train.

Maybe they can get the city to fork over some cash, so they can put in a walkway from the north side of the highway to the southside. So they can access the water.

There is a walkway actually. I know it had been closed at some point but I think it is open again. It's essentially 50ft from where the grocery store would be.
