Catterton Real Estate, fonds d’investissement privé lié au géant européen du luxe LVMH, investit dans le projet de centre multifonctionnel Royalmount, situé à Mont-Royal, au carrefour des autoroutes 40 et 15. Le fonds devient ainsi un partenaire important du promoteur Carbonleo. La première phase du projet est estimée à 1,1 milliard de dollars pour un espace locatif de 1,4 million de pieds carrés. L’implication financière de L. Catterton reste secrète mais « importante », confirme Carbonleo en entrevue à La Presse, qui demeure le partenaire majoritaire du projet. « Catterton a l’expérience dans le développement de projets non conventionnels, raconte Andrew Lutfy, président de Carbonleo et fondateur de Royalmount. « Ce partenariat nous donne accès à des gens stratégiquement positionnés et qui ont une vision incroyable. » — Andrew Lutfy Ce lien ouvre par ailleurs des portes à l’implantation de marques de luxe sur le site, qui a une superficie totale de 3,6 millions de pieds carrés. « L’arrivée d’un investisseur étranger est habituellement un signe positif, analyse Jean Laurin, président de la firme de conseil et de courtage immobilier Devencore. Ça signifie qu’on y trouve quelque chose d’intéressant. On parle d’un groupe [LVMH] qui a de la crédibilité, qui possède de grandes marques de commerce et qui a un cercle d’influence assez important. Tout ceci devrait apporter de l’oxygène à la réalisation du projet. Le contexte est bon aussi pour l’arrivée de marques étrangères. » « C’est bien beau de dire que ton projet ne se compare à rien d’autre, explique Andrew Lutfy. Mais quand tu as un Bernard Arnault [PDG et propriétaire de LVMH] qui en prend connaissance… Il y a peu de gros joueurs-investisseurs dans l’immobilier. C’est bien d’en avoir un de ce calibre qui s’implique à long terme. » IMAGE DE MARQUE À l’extérieur du Québec, L. Catterton a des intérêts dans des projets multifonctionnels à Vancouver (The Amazing Brentwood, dont la première phase sera accessible au printemps 2019), Miami (Miami Design District) et Tokyo (Ginza SIX). Andrew Lutfy s’est rapproché de Catterton, il y a deux ans, lors d’une imposante session de remue-méninges à 1,2 million de dollars réunissant 60 intervenants locaux et internationaux (evenko, BRP, Toqué !, Cineplex, Simons, Michael Kors…), pour définir précisément la particularité et l’image de marque de Royalmount. Annoncé en 2015, Royalmount comprendra à terme des hôtels, des bureaux, des restaurants, des salles de spectacle, un parc aquatique, une place publique, une passerelle piétonnière et cyclable liée au métro ainsi qu’une navette vers l’aéroport Trudeau. « Il y avait des questions en ce qui a trait à la passerelle et qui ont occasionné des délais », dit Philippe Roy, maire de Mont-Royal. « Nous sommes arrivés à une entente qui satisfait le MTQ, le promoteur et Ville Mont-Royal. C’était une condition sine qua non pour aller de l’avant avec le projet. » — Philippe Roy « Quant à la question du trafic, on a travaillé pour qu’il y ait une grande fluidité », ajoute le maire. Outre l’arrivée de détaillants de luxe, pourrait-on voir des entreprises délaisser les tours du centre-ville au profit de Mont-Royal ? « On est dans un contexte où il y a une guerre de talents, où les employés plus jeunes préfèrent des environnements urbains tout en n’étant pas pris dans la circulation, répond Jean Laurin. Or, même si on veut créer un environnement urbain, Royalmount reste en périphérie. Le centre-ville va continuer d’être un attrait, du moins à court terme. This is a future/better Yorkdale right there! Along with the redevelopment of Blue Bonnets and the Triangle area, this place will be completely redevelopped with thousands of new housing units, millions of sq. feet of office space, entertainment, dining.
