Developers LSR GesDev and Sotramont have officially launched the Arbora project, a residential and commercial development in Montreal’s Griffintown area. With a total surface area of 597,560 square feet, Arbora aims to become the world’s largest residential project featuring a cross-laminated timber (CLT) mass timber structure. Rental units are slated to be ready as of fall 2016 and the condos and townhouses will be completed in fall 2017.

 

The project includes 3 eight-storey buildings with a total of 434 condo, townhouse and rental units. The main floors will be home to commercial spaces varying in size from 1,000 to 10,000 square feet. The project is designed by architects Lemay+CHA.

 

 

The Arbora buildings will be among the first in Quebec with a structure made from CLT panels. Aiming to keep its environmental footprint to a minimum, Arbora is sourcing the wood from Nordic, a Chibougamau-based company that manages the boreal forest sustainably with the Cree Nation.

 

 

 

 

“We’ve developed solid expertise in high-quality real estate projects. In fact, one of our LEED condo projects was recently recognized as the world’s top-performing condo project by the U.S. Green Building Council,” said Marc-André Roy, President of Sotramont. “Working with LSR GesDev, we’ve once again aimed high and done our best to create a singular environment for the Arbora project.”

 

Arbora has set itself apart by including more than 40% green space and targeting LEED Platinum certification, becoming the first real estate project in Griffintown to aim for this designation. Arbora’s sustainable features include superior airtightness, water-saving plumbing fixtures, building acoustics designed to ASTC 55 standards and a high-performance air exchanger.

Belle densité, matériaux écologiques, aménagement soigné, à l'image de ce qui se fait de mieux en Europe avec sa petite placette publique et sa rue piétonnière au coeur du projet. Contrairement au type de développement en hauteur, ici on ne perd pas le précieux contact avec le sol et la verdure. J'ose donc espérer que ce projet fera des émules ailleurs en ville.

Passé faire un tour dans Griffintown cette semaine. La désolation. Un quartier où toutes les tours ont l'air d'avoir été construites en même temps que le Ghetto Concordia, des magasins de proximité cheaps, des locaux qui ferment les uns après les autres (le plus récent étant le Laitue&Go qui sera remplacé tenez-vous bien par un Dairy Queen!) La promenade Smith perd déjà son dallage, colmatés par de l'asphalte!! Eh oui, Montréal s'en crisse et les promoteurs s'en sacrent.
