Just heard that it's down to 28 floors, from 31. Will try and confirm.

 

From 34 to 31 to 28... maybe in a couple of months it will be down to 0 and cancelled! Let's hope!

i cannot see how they would reduce the floors for residential sales, the upper floor views are everything for this project...what may be happening is they are doing something different with the podium so that the sellable floors are reduced, but the overall height is unchanged.

Called to confirm, and was told by the girl on the phone that it's 31 floors "according to the paper, which is old, and the design is not yet finalized." My source that said 28 floors supposedly spoke to someone higher up, or at least with more current info.

 

The problem with this whole building is that the only decent view is east/south east, above the 10th floor, at least. Looking west, all you see is the Holiday Inn, and Le Concorde (south west), which are both around 20 stories high. North, you get nothing but the back of the 400 Sherbrooke / Hilton Garden Inn, and 410 Sherbrooke. So, at least 60% or 70% of the units will have no view, or severely obstructed views, and seeing as how they are marketing it based on the view, that will be a problem for them. Also, they need to sell 50% before beginning construction, and unless the prices are low enough for the lower floors, they may have trouble doing that with the very restricted views.

 

CANVAR, the owners of 400 Sherb / Hilton Garden Inn, also owns the land of the adjacent parking lot on de la Concrode, and they determined it would not be worth building a high-rise condo development in that block for the reasons stated above (it would also cannibalize the value of the rental units in the 400, but a 10-15 floor student rental apartment building might be a possibility for that lot.

Well put. Definitely not a desirable location for the intended build. There are plenty of lots with vistas that remain undeveloped for any prospective condo owner wanting to buy into a blind alley. The fact that this project isnt close to partial frontage of Bleury street is even more ridiculous in my view. Designwise it is ludicrous. If the building were built on an angle, maybe the views could be tolerable but that street is really painful to begin with.

people are thinking of this the wrong way. montreal is no longer the sort of town where tower-living is for either the very poor or the very affluent, we're seeing price points across the spectrum, from the tom to the altitude. you have to think about this building as very large-scale residential infill, in an area with a clear and ready clientele (the location is actually pretty amazing - right off the qds, near the financial district, a stroll to uqam and mcgill both). the design is something extra, in a competitive market location isn't enough and developers almost always know what others are doing, it's hard not to.

 

anyway, that's not to predict that this thing will be built - i'm actually leaning toward failure, given the huge inventory out there right now in pre-sales, and the fact that montreal hasn't the investor profile that are making toronto and vancouver two of the five most active development cities in the western world. but when we do have out-of-town money come in, it'll be precisely for projects like this one.
