Article intéressant dans le NYMAG : The Psychological Cost of Boring Buildings By Jacoba Urist April 12, 2016 10:56 a.m. <cite class="credit">Photo: Philip Laurell/Getty Images </cite>New Yorkers have long bemoaned their city being overrun by bland office towers and chain stores: Soon, it seems, every corner will either be a bank, a Walgreens, or a Starbucks. And there is indeed evidence that all cities are starting to look the same, which can hurt local growth and wages. But there could be more than an economic or nostalgic price to impersonal retail and high-rise construction: Boring architecture may take an emotional toll on the people forced to live in and around it. A growing body of research in cognitive science illuminates the physical and mental toll bland cityscapes exact on residents. Generally, these researchers argue that humans are healthier when they live among variety — a cacophony of bars, bodegas, and independent shops — or work in well-designed, unique spaces, rather than unattractive, generic ones. In their book, Cognitive Architecture: Designing for How We Respond to the Built Environment, Tufts urban policy professor Justin Hollander and architect Ann Sussman review scientific data to help architects and urban planners understand how, exactly, we respond to our built surroundings. People, they argue, function best in intricate settings and crave variety, not “big, blank, boxy buildings.” Indeed, that’s what Colin Ellard, a neuroscientist at the University of Waterloo and director of its Urban Realities Laboratory, has found in his own work. Five years ago, Ellard became interested in a particular building on East Houston Street — the gigantic Whole Foods “plopped into” a notoriously textured part of lower Manhattan. As described in his book, titled Places of the Heart: The Psychogeography of Everyday Life, Ellard partnered with the Guggenheim Museum’s urban think tank to analyze what happens when someone “turns out of a tiny, historic [knish] restaurant” and encounters a full city block with nothing but “the long, blank façade of the Whole Foods Market.” The Whole Foods on Houston. In 2011, Ellard led small groups on carefully planned Lower East Side walks to measure the effect of the urban environment on their bodies and minds. Participants recorded their response to questions at each stopping point and wore sensors that measured skin conductance, an electrodermal response to emotional excitement. Passing the monolithic Whole Foods, people’s state of arousal reached a nadir in Ellard’s project. Physiologically, he explained, they were bored. In their descriptions of this particular place, they used words like bland, monotonous, and passionless. In contrast, one block east of the Whole Foods on East Houston, at the other test site — a “lively sea of restaurants with lots of open doors and windows” — people’s bracelets measured high levels of physical excitement, and they listed words like lively, busy, and socializing. “The holy grail in urban design is to produce some kind of novelty or change every few seconds,” Ellard said. “Otherwise, we become cognitively disengaged.” The Whole Foods may have gentrified the neighborhood with more high-quality organic groceries, but the building itself stifled people. Its architecture blah-ness made their minds and bodies go meh. And studies show that feeling meh can be more than a passing nuisance. For instance, psychologists Colleen Merrifield and James Danckert’s work suggests that even small doses of boredom can generate stress. People in their experiment watched three videos — one boring, one sad, and one interesting – while wearing electrodes to measure their physiological responses. Boredom, surprisingly, increased people’s heart rate and cortisol level more than sadness. Now take their findings and imagine the cumulative effects of living or working in the same oppressively dull environs day after day, said Ellard. There might even be a potential link between mind-numbing places and attention deficit hyperactivity disorders. In one case, physicians have linked “environmental deprivation” to ADHD in children. Homes without toys, art, or other stimuli were a significant predictor of ADHD symptoms.Meanwhile, the prevalence of U.S. adults treated for attention deficit is rising. And while people may generally be hardwired for variety, Dr. Richard Friedman, director of the pharmacology clinic at Weill Cornell Medical College, makes the case that those with ADHD are especially novelty-seeking. Friedman points to a patient who “treated” his ADHD by changing his workday from one that was highly routine — a standard desk job — to a start-up, which has him “on the road, constantly changing environments.” Most ADD is the result of biological factors, said Dr. Edward Hallowell, a psychiatrist who specializes in ADHD, and co-authored numerous books on the subject, such as Delivered From Distraction: Getting the Most Out of Life With Attention Deficit Disorder. But, he explained, he sees a lot of socially induced ADD, too, a form of the disorder that makes it appear as though you inherited the genes, although you really haven’t. And one way you might have the socially induced condition, according to Hallowell, is to suffer severe boredom or live in a highly nonstimulating environment. “It makes total sense that for these people changing where they work or live to add more visual stimulation and daily variety could be extremely helpful,” Hallowell said. At the same time, many adults may feel they have ADHD because the world has become hypersaturated with constant texts, emails, and input. For them, life has become too adrenalizing. “They don’t have true ADHD,” Hallowell said, “but, rather, what I call a severe case of modern life.” So the trick, it seems, is to design a world that excites but doesn’t overly assault our faculties with a constant barrage of information: Scientists aren’t proposing that all cities look like the Vegas strip or Times Square. “We are, as animals, programmed to respond to thrill,” said professor Brendan Walker, a former aerospace engineer and author of Taxonomy of Thrill and Thrilling Designs. In Walker’s University of Nottingham “thrill laboratory,” devices gauge heart rate and skin conductance to see how people respond to adrenaline-producing experiences such as a roller-coaster ride. And he’s reduced “thrill” to a set of multivariable equations that illustrate the importance of rapid variation in our lives: A thrilling encounter moves us quickly from a state of equilibrium to a kind of desirable “disorientation,” like the moment before you rush down the hill of a roller coaster. “Humans want a certain element of turmoil or confusion,” he said. “Complexity is thrilling whether in an amusement park or architecture.” Environmental thrill and visual variety, Walker believes, help people’s psyche. As many of us instinctively feel a wave of ennui at the thought of working all day in a maze of soulless, white cubicles, blocks of generic buildings stub our senses. It’s not only that we’re genetic adrenaline junkies. Psychologists have found that jaw-dropping or awe-inspiring moments — picture the exhilarating view of the Grand Canyon or Paris from the Eiffel tower — can potentially improve our 21st-century well-being. One study showed that the feeling of awe can make people more patient, less materialistic, and more willing to help others. In an experiment, researchers showed students 60-second clips of waterfalls, whales, or astronauts in space. After only a minute of virtual images, those who said they were awed also felt less pressed for time. In a second experiment, individuals recalled “an awe-inspiring” event and then answered a range of survey questions; they were also more likely to say they’d volunteer for a charity, as compared to those who hadn’t spent time thinking about a past moment of awe. And in yet another variation, people made hypothetical choices between material and experiential goods of equal monetary value: a watchor a Broadway show, a jacket or a restaurant meal. Those who recently “felt awe” were more likely to choose an experience over a physical possession, a choice that is linked with greater satisfaction in the long run. In other words, a visual buzz — whether architectural or natural — might have the ability to change our frame of mind, making modern-day life more satisfying and interactive. It’s important to note, however, that architectural boredom isn’t about how pristine a street is. People often confuse successful architecture with whether an area looks pleasant. On the contrary, when it comes to city buildings, people often focus too narrowly on aesthetics, said Charles Montgomery, author of Happy City: Transforming Our Through Urban Design. But good design is really is about “shaping emotional infrastructure.” Some of the happiest blocks in New York City, he argues, are “kind of ugly and messy.” For instance, Ellard’s “happier” East Houston block is a “jumbled-up, social one”— the Whole Foods stretch, in comparison, is newer and more manicured. Sometimes what’s best for us, Montgomery explained, just isn’t that pretty. His research also shows cacophonous blocks may make people kinder to each other. In 2014, Montgomery’s Happy City lab conducted a Seattle experiment in which he found a strong correlation between messier blocks and pro-social behavior. Montgomery sent researchers, posing as lost tourists, to places he coded as either “active façades” — with a high level of visual interest — or “inactive façades” (like long warehouse blocks). Pedestrians at active sites were nearly five times more likely to offer help than at inactive ones. Of those who helped, seven times as many at the active site offered use of their phone; four times as many offered to lead the “lost tourist” to their destination. Fortunately, it’s not necessarily a dichotomy — new architecture can achieve the optimal level of cacophony and beauty. Take the 2006 Hearst Tower in midtown Manhattan. From the outside, the façade is likely to jolt city dwellers — if anything will — from their daily commutes, while “thrilling” employees who enter it each morning. Designed by Pritzker Architecture Prize–winning architect Norman Foster, Hearst Tower is a glass-and-steel skyscraper, 40 stories of which are designed in a triangular pattern contrasting the 1920s Art Deco base. For many who walk by, Hearst Tower’s design may not be the easiest to understand; it’s both sleek and old. The top looks like it traveled from the future. Inside, workers travel upon diagonal escalators, up a three-story water sculpture, through the tower’s historic atrium” flooded with light. It’s not the view from the Eiffel Tower or the Grand Canyon, but it’s probably as close a modern lobby can come to awe-inspiring. Few New Yorkers who pass by would find this building boring. And they’re likely happier — maybe even nicer to each other — because of it. <cite class="credit"></cite>

Inter IKEA Holding Services, the intellectual property owners of the home-goods retail monolith, recently announced plans to build an entire neighborhood in Stratford, East London, just south of the Olympic Park, where the 2012 Olympics will take place. The new district, Strand East, will include 1,200 homes, of which about 40 percent will have three or more bedrooms. Strand East will also have a 350-room Courtyard by Marriott hotel, 480,000 square feet of offices, shops, cafes, restaurants, a school, a nursery, and a health-care facility, allowing residents to accomplish daily errands and needs without having to drive. The 26-acre neighborhood-in-progress is being designed to include car-free pedestrian zones, courtyards and landscaped grounds, while the planned underground parking means vehicles will be stowed tidily out of sight. The parcel is bordered on two of three sides by waterways, so the community might take on a Venice-like feel, with a water taxi service, a floating cocktail bar, and moorings that will be available for residents’ use Strand East will be constructed by Landprop, a unit of Inter IKEA. Harald Müller, the managing director for LandProp and the business development manager for Inter IKEA, emphasizes that while IKEA values such as family safety and smart design will be represented, this project is completely separate from the retail branch — so don't expect the apartments to come fully furnished with IKEA catalog items. Müller isn't saying exactly how much the land cost, but the amount was higher than the speculated £25 million (about $39 million) cited in The Daily Mail. It was obtained at "a very interesting low price, but not this price," he said. Of the total land buy, Müller says that two big parcels were foreclosures. One foreclosure was bought from a bank, and the other was from the Olympic Legacy Company. Inter IKEA had the advantage of making an equity-financed purchase, which has allowed it to create similar developments in Poland, the Baltics and Romania. Demolition has begun in what was once an abandoned industrial area of Stratford, dating from the 15th or 16th century. Gin was distilled in the area during the last century until the war, but in the intervening time it became "completely empty and rubbish and ugly," says Müller. Although some planning approvals are pending, construction is planned to begin in 2013 — after the Olympics — and is expected to take about five years. However, one section, Dane’s Yard (pictured at top) has been approved. It will feature a 40-meter-high (131-foot) illuminated sculpture in its public square, and a Grayson’s restaurant that will focus on ethically and locally sourced foods. It will also retain renovated versions of some of the historic buildings. "We will turn it around for sure," says Müller. "Not being arrogant, but for sure it will be a new hotspot in London."

Honestly this city is going to the dogs. One thing Harper shouldn't build more prisons, we should just make the laws more insane. You steal, you have your hands cut off. I know we don't live in the Middle East, but maybe we do need some of their crazy ass laws, to keep people in check here.

  9. Mort Zuckerman Who: Real estate developer Mortimer B. Zuckerman is the chairman of Boston Properties, one of the largest real estate developers in the United States, and the owner of U.S. News & World Report and the New York Daily News. Backstory: The son of a Montreal tobacco and candy wholesaler who passed away when Zuckerman was 17, the future real estate mogul headed off to college at McGill at age 16, then moved to the U.S. in the late '50s to attend business school at Wharton and law school at Harvard. After briefly enrolling in a PhD program, he turned to real estate, taking a job at a Boston-based development firm called Cabot, Cabot & Forbes at a starting salary $8,750. Zuckerman soon became one of the firm's young stars; he proved himself to be a pretty brash operator a few years later when he struck out on his own and teamed up with Ed Linde to form Boston Properties: Zuckerman immediately filed suit against his former employer over his ownership interest in a property he developed and ended up collecting a $5 million, which he used to make some of his first real estate deals. In the early '70s, Zuckerman and Linde began developing office buildings on the outskirts of Boston; they later moved into Boston proper and expanded to other cities during the '80s. By the middle part of the decade, Boston Properties had assembled 50 properties in its portfolio, 10 million square feet of real estate in Washington, Boston, New York, and San Francisco. It was during the company's growth spurt that Zuckerman started making his first investments in media, acquiring a small local newspaper chain in New England in the mid-'70s, The Atlantic in 1980, and U.S. News & World Report four years later. He purchased the Daily News in 1992. Of note: Zuckerman continues to serve as chairman of Boston Properties, and today the publicly-traded real-estate investment trust controls more than 100 commercial properties across the country. In New York, Boston Property's portfolio includes 599 Lexington (where Zuckerman's own 18th floor office is located) and 7 Times Square, which was built in 2004. But while there's little question Zuckerman has been enormously successful in the real estate game, his media track record is mixed. The Daily News squeezes out a small profit, but its battle with the Post has been bloody and painful, and U.S. News has been losing money for years and never managed to close the gap with larger rivals like Time and Newsweek. Zuckerman did extraordinarily well with his purchase of Fast Company—he unloaded it at the height of the dotcom boom for $350 million—but other media forays haven't panned out. In 2003, Zuckerman put in a bid for New York, ultimately losing out to Bruce Wasserstein; his investment in Radar lost him a good sum of money; and more recently, his effort to purchase Newsday never came to fruition when Cablevision's Jim Dolan snagged it instead. Keeping score: Zuckerman is worth $2.8 billion according to Forbes. On the job: Zuckerman isn't the sort of developer who spends his days on construction sites wearing a hard hat. Owning media outlets generates the sort of political and social currency that gives him entrée to the Washington political establishment and lands him an occasional seat on Sunday morning political talk shows. And he actively exercises his political influence as the "editor-in-chief" of U.S. News and owner of the News. While he isn't exactly sitting at his desk proofreading copy, he has a hand in the editorial direction of the magazine, which, most recently, he's used to take a series of (often cheap) shots at President Obama. Grudge: With the Daily News and the Post at each other's throats, Zuckerman has been a bitter rival of Rupert Murdoch for years. The Daily News questions the Post's circulation numbers. The Post chides "the Daily Snooze" for every misspelling and factual error. The News refers to Page Six as "Page Fix." The Post questions the methodology used to generate U.S. News's college rankings. And on and on. (The one thing they don't do is go after each other personally. Several years ago, PR guru Howard Rubenstein negotiated a pact between the two moguls to keep their private lives out of their respective papers.) He also isn't a fan of Bernie Madoff. After the Ponzi schemer was busted in 2009, Zuckerman revealed his personal foundation lost $25 million that had been entrusted to Madoff. Pet causes: Zuckerman gives to a variety of medical causes and Jewish charitable groups. In 2006, he announced his largest gift yet when he handed a $100 million check to Memorial Sloan-Kettering. His connection to the institution is personal: His daughter, Abigail, suffered from a childhood cancer that was treated at MSK. Personal: A notorious bachelor—the Washington Post once described him as having "dated more women than Italy has had governments"—Zuckerman's been connected to Nora Ephron, Gloria Steinem, Arianna Huffington, Diane von Furstenberg, Patricia Duff, and Marisa Berenson. In 1996, he tied the knot with art curator Marla Prather. (Justice Stephen Breyer officiated.) In 1997, they had a daughter, Abigail, before separating in 2000 and divorcing in 2001. In December of 2008, Zuckerman had a second daughter named Renee Esther. The identity of the mother, though, was not announced. It's believed the child was conceived via a surrogate.   13. that's an interesting line and i agree that both of these areas could use better access to rapid transit. that said, you've probably already seen my take on it, as seen here in it's latest revision (!!!!) : the white line forking off of the green routes north of frontenac serves to irrigate the eastern end of the plateau area, connecting the nord-east of montreal-north & rdp through pie-ix. oh and wouldn't you know it, there is a subway+tram station just east of d'Iberville of course this doesn't do much for the western end of the plateau / mile-end district, but i do believe that both the parc avenue & st-joseph blvd tram routes proposed on my plan would more than bridge the gap between the different subway routes surrounding the area (and you can count 5 of them, which isn't bad at all). they'd also promote short distance commuting within those neighborhoods. rosey12387, got more routes? i'm always curious to see the works of others

All in the balance Prix' Art Museum creates art from the landscape with panoramic views Coop Himmelb(l)au has been commissioned for the Art Museum Strongoli in Calabria, the firm's third project in Italy. The museum is not only a cultural center but also understood as a generator for a future development of Calabria, a place for cultural entertainment and recreation. Situated on the top of the “Motta Grande” hill in front of the city, the Art Museum is visible from far away, it's steely form contrasting with the lush green hillside. The new museum houses not only flexible exhibition spaces, but also a small “multi-hall” and a panorama restaurant. The project is a composition of three main elements: the emblematic, coneshaped construction with the entrance is orientated towards the city,Its spiralling ramp which gives access to the exhibition zone makes it is also a spectacular event space, while the cantilevering restaurant at the opposite end of the building offers a panoramic terrace facing the sea in the east. Both public attractors are linked by a two storey exhibition volume. The exhibition areas are determined to be as flexible as possible, supported by underground service facilities accessed via two elevators. Salmond : No safe seat for Labour in Scotland The Scotsman samedi 26 juillet 2008 ALEX Salmond yesterday claimed there was no safe Labour seat left in Scotland as the full impact of the SNP’s sensational victory in Glasgow East emerged. The First Minister issued what amounted to a battle cry, suggesting the SNP would be unstoppable after ousting Labour from its third-safest seat. If the 22 per cent by-election swing was replicated across Scotland in a general election, it would leave just one of Labour’s 39 MPs in place – Tom Clarke in Coatbridge – with casualties including Gordon Brown, the Prime Minister, and Chancellor Alistair Darling. The scale of the defeat piled further pressure on Mr Brown, who faced demands from Paul Kenny, the leader of the GMB union, and the Labour back-bench critic Graham Stringer, to consider his position. David Cameron, the leader of the Conservative Party, said the defeat showed the country was desperate for change and challenged Mr Brown to call a general election after the summer. But Mr Brown refused to budge, saying he was "getting on with the job" while again trying to empathise with voters about the soaring cost of bread and eggs. Simple arithmetic shows that the SNP would have 49 MPs, the Liberal Democrats seven, the Tories one and Labour one if Labour’s vote collapsed in a similar manner at a general election. The calculation excludes the Glasgow seat currently held by the Commons Speaker, Michael Martin. As for what the result would mean if replicated in a Holyrood election, a source close to Mr Salmond said : "We are still doing our calculations, but there is no doubt that the swing last night would wipe out all Labour’s constituency MSPs. "They would receive some list MSPs in compensation for the proportion of their vote … but there is no doubt that we would be by far the largest party, although not necessarily in a majority." By-elections are unreliable indicators of future governments and success can often be short-lived. Of the four SNP by-election victories prior to the success of John Mason in Glasgow East, all but one failed to hold the seat at the subsequent general election. However, Mr Salmond yesterday maintained that Glasgow East’s voters had been in a "unique" situation. Rather than having a choice between a government and opposition, for the first time they were able to weigh the merits of two parties in power – Labour at Westminster and the SNP at Holyrood. There was also the belief among many Labour loyalists that their party had become "arrogant" and needed to be given a sharp kick, he told The Scotsman. "We have now demonstrated that there are no safe seats for the Labour party anywhere in Scotland," he said. "They used to say that it was the Tories who could only get one MP in Scotland." Several other factors also give the Nationalists hope that they are on the cusp of smashing Labour’s historic dominance in Scotland – and in particular in Glasgow. They point to the fact that the Glasgow East result was the first recent victory against a Labour government. In 1995 in Perth and Kinross, the Tories were in power at Westminster, as they were during the Govan victories of 1973 and 1988. It was only with the SNP’s first by-election victory in 1967 that it defeated a candidate representing a UK Labour government. Then there is Thursday’s turnout. At 42 per cent, it was only six percentage points short of the 48 per cent at the 2005 general election. This gives credence to the argument that electors would vote the same way in the next general election, due by June 2010. Labour could face an earlier test as Jack McConnell, an MSP and former first minister, will be forced to stand down from his Motherwell and Wishaw seat if his posting as High Commissioner of Malawi is activated next year as expected. Then there is the promised referendum vote in 2010, a year before the next elections to the Scottish Parliament. Roseanna Cunningham, who achieved the last SNP by- election victory when she took Perth and Kinross in 1995, said the benefits to the party this time were likely to be greater. This would be seen most obviously by an increase in younger supporters and a boost in membership. Asked what the victory would mean for the SNP’s hopes of ending decades of Labour dominance and driving forward its aim of independence, Ms Cunningham said : "What we can take from (the by-election] at an absolute minimum is that scaremongering about independence simply doesn’t work. That is the difference from between five or ten years ago. That is another sign you can’t simply frighten people away from voting SNP." Labour’s search for a new leader in the Scottish Parliament starts on Monday, following the resignation of Wendy Alexander, and many believe the amateurish attempts to canvass support in a supposedly rock-solid constituency – with imported teenage activists getting lost on a daily basis – showed the absence of a grass-roots organisation. However, Des Browne, Labour’s Scottish Secretary, said it was nonsense to suggest that a by-election result could be used as a guide to future voting intentions across the country. He said voters had wanted to register a protest against high prices caused by world economic conditions, and said Labour was already working to re-establish support in Glasgow. However, he did concede that it was a "significantly bad result". But he compared Glasgow East to the 1999 Hamilton South by-election, which Labour held by just 556 votes from an SNP charge with a virtually identical swing to Thursday. "I remember the SNP issued a press release, which my local paper carried, saying they were about to sweep me away on the basis of that," he said. "It wasn’t replicated at the general election and I have defended that seat twice since then."

  21. I had rented a Canon L 100-400mm for the weekend,... let me tell you that it is an incredible but also very difficult to manipulate due to sheer weight and shaking issues even with the IS. I took about 500 to 600 pics up there at the Tour de Montréal (Olympics stadium inclined tower). Once i came back home, i noticed many pics were unasble because they were too blurry... (camera shake). Plus, the images aren't incredibly sharp and thats not because of the lense, but I believe because of atmosphere heat and sheer distance ( light diffraction?) plus the fact that i am behind a greenish glass. Anyhow, I managed to capture some incredible angles... I was very surprised with how I saw Montréal from up there. Enjoy! 1. From Parc and Prince Arthur avenue looking south on Parc.
